We stayed there in 2018 and were happy to book the same villa for another two week period in April this year. My review was very complimentary regarding our first occupation, but standards have dipped, the indicated improvements were not completed, and the villa is in need of some TLC. There are broken tiles and sharp edges in the swimming pool, the lounge furniture is worn and torn, the pool area would benefit from some general gardening, and the slate covering the front doorstep was completely detached and a hazard. We had electrical, pool and drainage issues during our first few days, but they were very quickly resolved by a call to Rob the property manager. The rental is competitive in the area, paid prior to occupancy, with an additional deposit towards the cost of water and electricity. Water is 50 Baht a day, and electricity is charged at 7 Baht per unit. Prolonged use of air con should be avoided, and rooms also have ceiling fans. The complex is excellent, situated literally yards away from two 7eleven shops, several ATMs, a Currency Exchange, a food market and Rompho Beer Bars. It is only a 10 minute walk to Jomtien Beech which is quiet in comparison to Pattaya Beech.

View Talay Villas is a compound with many villas, ranging from 1 to 4-5 bedrooms, almost all of them with heir own pool. It's very green, well tended and quiet. Quite close to the beach and the Jomtine night life, it has its own beautiful swimming pool with a good bar. Suggested for familes and people who loves peace and quiet . The only place is the neighborhood where you feel protected and relaxed.

Just been here on and off for 18 days in total and as I saw on previous reviews, Frank, the resort Manager is an excellent host. Villas are great, well cared for, very private. Positives many! Negatives . scratching around for some, maybe the on site bar/restaurant needs wifi. They have it, but the terribly shy little Thai girl is unable to say 'We have wifi, but you need to buy a voucher, even though you are paying 4000 baht per night to stay here'. A voucher from the management would be better. I had an issue whereby the local electric was cut off, not ideal, but well dealt with by Frank. I highly recommend it here, perfect home from home, good shops and cheap food nearby. Thank you Frank.

This is one of the best places to stay if you want a villa and private pool. It is close to main road for taxi everywhere - but so quiet and secure. Walking distance to Jomtien beach. Many different villas to rent - all i Have rent has been good with hosts that was very helpful. Can recommend.

Being the first trip to Pattaya, our base was View Talay Villas at 404/66 Moo 12 Thappraya Road, Jomtien Beach, Managed to get a two bedroom villa, with all the requirements we needed. The villas are in a gated community with a very large pool. Next door was a day and night market with plenty of delicious food stalls, we had many of our meals there and for extremely low priced ($2 to $3 per person) the food was fresh and cooked on your order. Great experience was had.

Excellent villa in perfect location for our requirements. Firstly, the manager is first class, very professional, friendly expat, who is at the end of a phone if required, with any problems sorted out straight away, or sooner. Rob and his staff were there to make our 2 weeks very special. We found the photos to be a good reflection of the villa, and although the garden does need a little tlc, Rob has plans to make it more labour friendly during the low season. The location in Jomtien is only 12 minutes walk to a quieter and better beach than Pattaya and only 7 minutes walk to Kiss Restaurant, the famous Rompo Bar complex and 7eleven, shops and market.

This looked a great villa in the online photos that suited our needs as a family. 3 bedrooms 2 ensuite and a pool. And that's all it did. Look good in the brochure. When we arrived in the villa our first thought was should we leave and find somewhere else but, as we had just paid the agent Tim an English man in cash and the kids were so tired we stayed. The first thing we did was phone Tim to send back the cleaners. When they came their lack of enthusiasm was unreal. After watching the lack of effort I told them to leave me the cleaning products and go. Then spent the 1st hour cleaning the worktops showers and toilets. This villa is dirty. Showers toilets sinks floors sides of cabinets fridge cookers sofas pool everything. But as the agent said it was cheap!?!?! It doesn't cost anything to keep a place clean and clearly this has been building up for a long time. It would take a week to clean it properly. It looked so nice in the brochure we feel cheated. The villa could be lovely but is just short of a poor b&b in Blackpool. Do not stay in this one. There are loads more for rent on the beautiful complex pick one of them. On the plus side the location is good and only a short walk to the main bahrt bus route and the communal pool is lovely.

These villa’s are great. Location is perfect for a short walk to the beach and lots of lovely restaurants. The villa we stayed in was a bit dated and could do with a refurb. We also had no WiFi which the villas advertise. The villas were cleaned daily and the cleaning staff were lovely. Gated entrance with friendly security staff. The pool bar staff were not as friendly but the food was good. We would definitely stay here again and would give it 5 stars if the villa was updated and the WiFi worked.

Lovely villa owner so helpfull, also the Main pool area for the complex was fantastic, the only compliant was the bar area which had constant German TV and bar stools reserved for what i assume was the Manager and his friend's who were chain smoking with the smoke blowing arround by the 2 fans also one had spitoon for his use, never saw many Guest using the bar which was a shame as its such a lovely setting.
