Good size, clean rooms. Great service. Signs around the place saying to keep noise down after 10pm, so people did and so got good night’s sleep. Aircon in room worked really well. Fridge. Daily drinking water provided, plus toilet rolls during daily tool cleaning. So a good quality room and hotel that facilitated a 8 night stay in Chiang Mai. In addition, the price is really good especially for the quality of the room and hotel. And the location is excellent, about 2 mins walk from the Tha Phae gate, which is ideal place to be located as a tourist. And finally, the service was beyond excellent - lots of little things that made it a superb stay for us including - swapping room bookings around so we could have a double bed rather than just a twin which seemed the only option; providing a free Krathong making art/craft session, so we could make our own Krathong to launch on the river as part of the festival; lots of tourist advice; help with washing and ironing; great tasting and inexpensive coffees and breakfasts; and warm friendly smiles and help every time we passed by reception. I would definitely stay here again. I’d recommend others to do so, just so long as you leave me one room free for when we come back. :-)

I have to say I travel a lot due to work and I am so happy I found this little Gem of a place ! The lady who runs the hotel is one of the most accommodating ladies I’ve ever met . She will go above and beyond to help you. The hotel is in a fantastic location in the Old Town and on the street itself if you turn left and around the corner is a fantastic Vegetarian restaurant. 7/eleven is just around the corner and many restaurants. It has a small but ver clean pool , A place to park your scooter off road and the rooms are very spacious , very clean and inviting . All the walls have been painted very nice and it has such a homely feel. It’s not always about the big posh hotel where no one really cares about your needs it’s about the whole package and this hotel has it all. I highly recommend anyone to stay here. I work in property Managment so believe me I’m quite particular about things and in this case I felt this hotel deserve a very high and fair raising

We loved our week-long stay at Awana House! Waew was so helpful, welcoming, and understanding when we arrived late and had an issue with our luggage and flight. She also helped us to set up various tours throughout our stay. We had a cute little room that felt like staying in a family member’s home - nothing extra fancy but more than comfortable for us. Awana is also well situated on a quiet road, which is almost surprising as it’s so close to a main road with lots of popular sites. Lots of food options nearby as well. Didn’t use the pool but it looked nice and the rooftop terrace was also a nice quiet space to read, work, etc.

Easy check in. The host was lovely and attentive through organising scooter rentals and laundry. Brrakfast was good value and the fruit was so fresh! You get what you pay for, but room was adequate and clean. Great location and helpful staff. Would stay again.

We booked our first in Thailand at Awana house. Turned out to be a great choice. Staff were very welcoming and friendly. Room was spacious and clean. Wi-Fi was also good. The next morning they were happy to make us breakfast even though it was a little late due to our jet lag. The pool was great as we adjusted to the heat. The sitting area was cool and laid back and they served amazing smoothies at a very reasonable price. After checking out we realised we’d left a shirt in the wardrobe. A quick email and they found the shirt and kept it till we returned to chiang Mai. They even washed it. Highly recommended.

The owner of this place couldn't have done more for us. Always cheerful, checking we are okay and very happy to help and advise. Our room was very comfortable and our kids enjoyed the pool. There is a covered roof top area to read and relax which we made good use of.

If you want to experience some real Thai character , just a stone throw from Tha Phae Gate , then this is the place for you . A perfect setting , adorned with thai art , comfortable loungers to read a book and a small pool to top it off. A very friendly and knowledgeable guest house owner who couldn't do enough for us , also refusing to take any extra payment as we were checking out very late. Will definitely return on my next visit to Chiang Mai.

Our stay at Awana was the best. Waew and Bernard were the kindest most helpful people. The pool is a little bit cold, but the warmth of the people adjusts for that. The room is are nice and clean, the balcony doesn't offer much of a view. The rooftop terras is a nice place to chill, with big beds and a lot of tranquility. We just loved our stay.
