The guest house is scruffy and unfriendly. Threadbare towel, sheets, dirty walls, no tv , no fridge, no hope. The receptionist is surly, rude and clearly hates farang. Me and my friend had a twin for one night. After that we decided to extend for another 2 nights. Great location, clean room, own bathroom with WC. Working AC and wifi. Towels and toilet paper included. Great for backpackers, who want's to have fun on Khao San Road. Also money exchange got good rate on Khao San Rd. Wait...

I have stayed at Kawin place many times over the last few years. It's very basic and a bit tatty but you get what you pay for as it's one of the cheapest places to stay in the area. The location is really good, right in the middle of the Khao San Road so it can be a bit noisy....

You get what you pay for. Very average hotel. Aircon very temperamental. Mattress was like lying on boards. Wifi was very poor in my room and it's turned off from 6am till 8am. No idea why. Excellent location about 100 mtrs down a side street off Khoasan Rd.
