Junior Suite had a great size, well equipped, will definitely book it again. Difficult to find that "hotel" when you arrive for the first time, I didn't see a single name sign or advertising anywhere, the taxi driver couldn't find it even with GPS. As a matter of fact you have to register in a neighbouring hotel and then have a long way with your luggage through an unpleasant area to reach the building in a back area. There was no note in the hotel confirmation about this :(

Good room spacious clean but the only problem was that this was not royal president hotel....as the hotel is under heavy elrenovation.......otherwise the hotel staff of Kingston Hotel was very friendly and helpful.. there was no swimming pool and no reception desk and it would be very helpful if we knew that from the beginning of our journey.

I know pictures are not always accurate but this hotel doesn’t even exist for guests. It’s being remodeled and closed. You are basically next door in another hotel without amenities including no pool, gym or WiFi. The place is old and while spacious (if you are lucky) it leaves a lot to be desired. You will have company in the form or friendly roaches!! The staff are friendly and helpful but they can’t control the building physical condition or non existence !! Very misleading !!

We booked the Royal President hotel for its facilities. On arrival, the Royal President turned out to be a blocked off building site covered in debris netting. It was a construction site as the hotel is closed and being refurbished. A sign pointed us next door to the Kingston Suites which is part of the same group. Kingston Suites is a small lower budget hotel with no facilities. No swimming pool, garden, gym, restaurant, bar or lounge area. You are basically hold up in your room as there is no where to go to relax at the hotel. The only outside space is 4 tables on the pavement for the smokers. The hotel is grubby and run down. I complained to the hotel and Agoda as this is false advertising. The photos and hotel description on all major booking sites are misleading as you believe you are booking the Royal President with all its facilities where in fact all bookings are fed through to Kingston Suites and this is where you will end up. Extremely disappointed.

You will regret. Not a four star hotel. We got service apartments. No pool at all.Worst hotel ever.My last time for this Royal President Hotel. I don’t want to rate even one star.I had paid before check-in.Not so I will leave immediately. Be aware of Royal President Hotel.

The Royal President closed in March 2022 for major refurbishment, so this review is for next-door Kingston Suites, which is where I was decanted to without notice. There is nothing on the website to indicate this situation... it's not until you arrive at the premises that you find out that there are few hotel facilities available (eg no swimming pool/spa, no evening restaurant or bar facilities, etc.)

booked for 5 nights at the Royal President,arrived to find out that it is closed but the fully renovated sister Hotel (Kingston suite, 20 metres has a place for us and we have been upgraded. if you like a suite with only a small window in the shower room that has no water pressure or hot water and a 4 metre ceiling height great. such wonderful views would be available, if only it had a window. l didn't care as that was me brothers room, mine had windows and air conditioning that stayed on and could not be adjusted. it also had no hot water or pressure. 4 light in the room was a great idea if only more than 1 worked Hey no worries, I called maintenance and now after a 5 hour wait with no response, we are booking out after 1 of our 5 nights and hopefully going to a hotel where the food and water are hot

We booked a room a night at the Royal President Bangkok. Somehow we ended up in the annex or so called suites next door. Comfy room until you get to bed and get this smell coming from the bathroom. So, not what we expected/booked nor the pleasantness. Luckily we won't go there again

First time in my entire life that not are allowed to take photos in the hotel even at the front door of the hotel. The hotel is old like the 90s and this place looks like it's an government official quarantine place another thing It is not allowed to enter through the main door of the hotel, so you have to enter through the back door where they take out the garbage, the elevator same way, you have to use the cargo elevator. The room is well equipped is large and the hot water don't work so well almost cold water for take a shower. The food not so good(wester style) and if you are vegeterian be prepared because they put a little protein on your dishes. (not tofu, not beans) just eggs. The good part the given us a lot drinking water and the pcrtest is made on your room door... For the price is expensive hotel for sure!!! . Not pool look the pic and the room have carpert just was cover with some plastic material and look as normal floor.

Stayed here for ASQ 7 days (two people). The room was big and we had a really nice view! Everything worked out perfectly. The food was acceptable. Seemed like they tried mimicking western style food which didn’t really work out. The vegetarian one was always the better choice. Food delivery is also an option and it worked out just fine! Quarantine sucked but that wasn’t the hotels fault.. i would recommend.
