Very good location. Near khao San road (but not noisy at all). Rooms are very big and comfortable. If you arrive too early they can keep your luggage until check in (12 pm). Chose this residence hotel because of its proximity to sites we wanted to see. Staff was nice but hotel is not clean. Air conditioning was weak, as was the WiFi. Breakfast next door was good. Steep flight of stairs - no ground floor rooms whatsoever.

The staff is very professional. It is very comfortable and spacious. It is near the historic center and 3 blocks from the pier to go through channels.
