Booked two rooms, deluxe ocean view for 3 nights. Rooms are basic, but functional. The furnishings/sinks are in need of replacement (scratches) or repair, but clean and great views. Beds and pillows were comfortable. AC seemed new and worked good, water pressure fine. Having said that, I found out they are doing repairs now and plan to close for several weeks in September. Sadly, the only restaurant open was the pool bar from 11a-6 or 7pm. Pool bar staff, especially Sara, was great. Pool needs tile repair. Gift shop was closed as well. You'll always need a car to see the island but staying now you definitely need a car as you need to drive to restaurants and shopping instead of just to sight see. If you fly United from Northeast US be prepared that you pay for the 1st night as your arrival will be 2 am, and then check out on day of departure is noon even though you flight doesn't leave until 1am the next night and you need to be to airport around 11pm. (note-don't arrive before 11pm as you cannot do anything at airport as no airline personnel are there until then). I believe this is a great property choice but hold off until its fully operational.

This hotel / resort has a nice beachfront and the pool area is fun with the swim up bar. I was wary of booking based on mixed reviews, yet would recommend to others. Beds are comfy. Rooms stoic, but clean. Balcony had ocean view, as do most. Near amazing snorkel at Steps Beach and fun Sandy Beach. You’ll also see fish in the water right outside the hotel.

Downside is slow service, and we didn’t get our room made up one day. Wifi didn’t work in rooms. Hence - 3 stars.

Food wise I didn’t eat here. We ate lunch at neighboring Villa Confressi. Fish tacos and coconut drink are amaze. Dinner a Copa Llena is spectacular for sunset. Arrive by 5:30. They don’t take reservations.

There is a security guard that greets you when you drive in. When you get there, the lobby was beautiful. It does not seem like the kind of hotel where someone helps you with luggage and you have to park your car (the lot is right there, so wasn't a big deal). The front desk was very nice and the one gentleman explained everything about the hotel to me, open/close times for the pool/restaurant, etc. The hotel is more like a motel, in the sense you access your rooms from the outside, not inside the hotel. What is nice, is that everyone room basically overlooks the pool and beach with the way the rooms are structured. The fastest way for us to get to the beach was to go from the outside stairs to around the front of the building. On the side we saw that they had roped off a turtle nesting area. -It was unfortunate that there are bright lights from the neighboring property that can affet the turtle hatching. Kids had fun in the pool, but nobody was in it when we went, it was lightly raining at 7 or 8 at night. -So we enjoyed it. But the pool depth is only about 3 ft at the most (great for little kids). It would be nice if you could swim a little. The pool bar was still open. It seemed the music and lights were on until about 10pm the night we stayed. -We did not try the hotel food.

The rooms were ok, but the AC worked great, maybe too well. I was looking for a remote, because it's one of those smaller units and it was set to 65F, but it's installed on the wall. There were two things that I wished were different. It's an all tile floor, which is fine, but, there was no great way to wipe your feet to keep the sand out out of the room. So no rugs, or mats inside or outside the rooms. Also the process for beach towels was different. They had beach towels in the room (which we didn't have enough for our room), so you had to dry your towels, and hope they did dry. They don't provide beach towels at the pool. So the process of getting beach towels was a little more work than it feels like it should be.

I will say though, when you walk into the lobby, you feel like you are walking into a 4 or 5 star hotel. It's a fairly affordable hotel and I'd be remiss if I didn't say the sunset is beautiful. It was perfect for one night.

Stayed here for 3 nights during the first week of January 2020. Family of 4 adults and 3 children ages 10-15. Our 2 bedroom Villa was clean and had a great location by the beach. Villas have a small separate parking lot and 4-wheel wagons for use by residents to transport their stuff to the villas. We did not eat at either restaurant while at the resort. We also did not use the resort pool and spent most of our time at the beach, although we did use the pool bar for drinks and to order food when we did not feel like cooking.
There was still ongoing repairs due to Hurricane Maria and building 4 was not occupied. We stayed in Building 3 room 4 (we think it was the best villa location - see property map).
The beach was not crowded and we had no problems finding chairs. No crystal clear blue water here due to wave action but we could still snorkel and see fish.
The rooms were larger than expected and very clean. Master bedroom and living room had TV's. The couch in the living room would have mad a decent bed if needed. Kitchen and both bedrooms have AC (which worked great). The kitchen could use more plates and glasses.
Service was good although we did not deal with staff much after checking in.
Overall, we would stay here again.

The hotel has a very nice beachfront and a pool with bar service. The room fit our needs perfectly. All the staff were friendly and engaging. The food, whether at the pool bar, or the breakfast bar or the Deco restaurant was delicious and plentiful.
For our first visit to Puerto Rico, we were very pleased with the location and meeting some of the local residents. To be sure, we will definitely return.

Rincon of the Seas is a.magical place to experience Puerto Rico. Rincon is the island's surfing capital, so the town is very laid back, without even a traffic light. We were so happy at the property that we only left it twice in our 9 day stay to walk into town. Even though it was our first visit, the warmth and kindness of the staff made us feel like we were visiting family. It's the perfect place to get away from your busy life because staff is upbeat but never rushed and definitely never stressed. No request is too big or too small and staff never passes by without greeting you. The food is top rate, with enough Puerto Rican specialties that you can eat like the locals. Their beach is small and feels private, a far better place to relax than chaotic San Juan. ROS is a versatile spot for many kinds of getaways: xmas, new year's, a spontaneous weekend, long stay or a destination wedding. Can't wait to go back.

I was really surprised at 3.5 stars this hotel has. When you look at the price and what you get it is a 5 in our books. All rooms have a pool and or ocean view. The beach is beautiful as is the water there. The service in the breakfast restaurant and bar is very attentive. We cannot speak to the dinner restaurant as we went offsite for dinners. Rooms were clean and the air conditioner was quiet and worked well. Good happy hour prices at the poolside bar which also has a swim up. As for people who give a ONE star review because there is some noise (which we did not experience), bring ear plugs. Always good to bring ear plugs when traveling, even if to block out the sound of the 5am roosters starting their day!

Worst experience ever... Was placed on a pool level room with mold and a humidifier that I had to empty several times a day! Mold was so bad that my wife had an asthma attack that required medical attention. We requested another room and, at least, was attended promptly and they changed us to another average and dated room. Hotel is on its last legs, there are so many repairs that have to happen to make this a decent hotel that is better to tear down and start from scratch. Staff have check-out so much that they can't even change pool side burnt light bulbs. You can tell owners have given up on the property maintenance. If you end up staying DO NOT eat there, worst food ever.... you are much better off eating out.
Traditionally I don't bother to even give reviews, good or bad, but this place has to be stopped. For the high price it was worse than a motel, do not go.

This is an “end of life” hotel where the aim is to extract the last bit of value. Don’t fall for the images. Pool is 3ft deep - it’s a paddling pool. No amenities. Rooms like a cheap motel. Avoid.
We learnt that in rincon it’s best to rent an appt or air bnb etc. All hotels seemed poor. Also had money taken from our room and a strange man entered at 9:30 am on the 27th dec and then exited.

I went with my family, in four separated rooms, 12 persons, for three days. Once we check in nobody told us that there was no breakfast service of any kind in the hotel. And to add to the complaints, I had a Mother’s Day gift of a set of AirPods in my room. We checked out on Wednesday and once I got to my home I realized I forgot them in the room near the TV. I started calling the same day, and everyday, since I noticed. They almost never got the phone, and the times they did, they left us waiting for too long to simply pass through another employee the answer to my request. Nobody could tell me for sure nothing. I never got an answer from any supervisor neither. The location of the AirPods almost all the week showed they were there, but I needed to be certain so I could come and get them without problems, just because we were from another town away from Rincon. Everybody showed unresponsive and careless from the administration and employees. Now the location of the AirPods is unavailable. Worst experience and good to notice for everybody thinking to stay in the future there. Not a good experience at all.

I stayed at Rincon of the Seas earlier in June 2019 and hated it, it was so outdated and rundown, everything was wet in the room due to the rain, also the pool was rented out for a family events and there was no space anywhere especially for hotel guests. I would go with Villa Cofresi I havent stayed there but the photos look better than what i experienced art Rincon. Good luck!

I would call the property directly. There were ramps and elevators. The doors seemed wide enough to be wheelchair accessible.
