Karri House, 'Eat Stay Love' is a luxury B & B set on two acres and is surrounded by pretty gardens and grassed areas. The house has verandahs where you can settle with a book in a comfy chair and relax the afternoon away or stretch out on the large undercover daybed (with a wine) in the back garden. There's a bocce court if you feel like something a little more energetic after spending the day exploring the Margaret River tourist destinations or lunching at one of the wonderful Wineries that are located near by. In the bottom paddock you'll find the two pet sheep, 'Sally & Pepe' and the chicken house where you can meet the girls who lay fresh eggs for your breakfast in the morning. There is also a small orchard where you can help yourself to any of the fresh fruit (in season). The theatre room is available if you feel like a movie on a larger screen before heading off to bed. You are welcome to have a glass of port in the formal lounge room when you return 'home' after dinner or just use this delightful room to read a book in peace and comfort inside the house if the weather doesn't allow you to enjoy the garden and verandah spaces. There are three Queen rooms to choose from at Karri House. They all have electric blankets and their own TV's. The Gardenia bedroom has an ensuite and walk in robe and the Hydrangea and Fuchsia rooms have a bathroom right next door to them. I look forward to welcoming you!

Karri House has provided my most comfortable stay at any B+B for a very long time and Tracey is an exceptional host. The many awards and industry recognition that she has received are absolutely well-deserved. From the moment we arrived on a rain-soaked afternoon, Tracey greeted us at the car with an umbrella and from that moment on, everything revolved around our comfort. Our room was immaculate and comfortable, and we gladly spent a couple of cold and rainy afternoons sitting in the cosy lounge where Tracey would light the fire for us every day. Daily breakfasts were amazing with Tracey working her magic to transform fresh produce taken from the property - eggs from her own hens and avocados from off the tree. The house and garden are beautiful and are testament to Tracey's work ethic and attention to detail. I loved the cut flowers around the house that came fresh from the garden, and enjoyed my time wandering around the garden watching the birds darting between the fruit trees and flowers. Tracey was extraordinarily generous with her time and expertise and was always happy to suggest places to visit and to dine at. Even for "locals" like us who have spent time in the region over the years, there were still some welcome new discoveries as well as new ways of enjoying old haunts. The property is in a quiet neighbourhood that is very close to town (making it very convenient for dining out) yet secluded enough to feel like a sanctuary. Now that we've discovered this absolute gem we will definitely return.

As soon as you drive through the gates of Karri House you catch a glimpse of what the property and gardens are like. Around the entry to the house are beautiful roses and various well tended plants including one of the most beautiful fuchsia bushes I’ve seen.
Tracey is very friendly and welcoming which is comforting after a long drive. The house is luxurious in a homely way, with lovely antique furnishings and comfy armchairs. You feel like you have come to stay with friends.
The rooms are pleasantly decorated with a separate bathroom or ensuite depending on which room you choose. There is plenty of storage space and a good supply of toiletries.
The extensive gardens are just beautiful and it is a delight to sit on the veranda in the late afternoon with a glass of wine from one of the local wineries or walk around admiring the views and native birds.
Further on are paddocks with the cutest horses, sheep, goats, alpacas and chooks ( who provide the eggs for the great breakfast Tracey whips up each morning). The animals are friendly and can be patted. Such a plus for those who love to get up close to animals.
Tracey is very knowledgeable on all aspects of what to do or see around the region and makes many suggestions on planning your days. She also can drop off and pick up at a local restaurant in the evening if you plan on having a few wines. Apparently some guests walk home as Karri House is only a short distance from the town of Margaret River.
You will feel very relaxed after arriving home at the end of the day. This is a beautiful place to stay in a beautiful part of WA.

We stayed at Karri House B and B, for two nights and from the minute we entered through the electric gates, we entered a magical garden surrounded by love and a feeling of serenity amongst nature.
This property has alpakkas, goats, a horse, chickens, coy carp and an avairy, with daily visiting hand fed magpies and a multitude of birds. Not forgetting Tuppence Tracey's beautiful friendly dog who loves visitors.
Accomodation very clean and extremely comfortable. Our room had the ensuite so we maintained our own privacy.
Breakfast included fresh eggs from chickens which where delicious and complimented our daily breakfast.
From the moment we booked, Tracey the hostess, took care of organising our bookings. Tracey was friendly and very attentive to all our needs and surpassed all our expectations going above and beyond to take care of us.
We would definately recommend this place to stay and we will definitely be going back.

We stayed 3 days at Karri House with Tracey who was a wonderful hostess.
This is an amazing place, walking distance to the centre of Margaret River (although Tracey offered to drive us in and out). Entering the house and Tracey's welcome give you a warm feeling of homeliness. We had a lovely big room, very comfortable large bed, with a well appointed ensuite but we were welcomed to spend time in Tracey's cosy lounge. The house is set in a large garden which provides fresh fruit, lots of figs and avocados whilst we were there. Wild birds come close to the house to feed. The garden is next to a paddock with Tracey's pet sheep, alpacas, Leo the horse and hens which provide the fresh eggs for breakfast.
Speaking of which, Tracey's breakfasts, plenty of choices and made fresh to order, were superb.
Tracey expertly helped us plan our itineraries, recommending wineries, restaurants, etc to our tastes, where to see the best beaches, surf, sunsets etc.
We can't recommend this highly enough. Thanks Tracey.

Thank you so much Tracey for your incredible hospitality, attention to detail and overall for an awesome stay! Would not have been the same Margaret River experience without you. Each morning we would wake up to an amazing homemade breakfast (lots of the ingredients straight from the garden) and then Tracey would map out activities and places for us to explore during the day. When we’d come home after a long day of exploring, Tracey would have already made a dinner booking for us. 100% not to miss while in Margaret River. Thank you again Tracey!!

We stayed at Karri House for one week and Tracey's hospitality was second to none. She is a kind, thoughtful and generous host who went out of her way to make our time in Margs extraordinary. Tracey's recommendations in the region ended up being highlights of our trip, her breakfasts were hearty and delicious with fresh apricots and avocados from the garden, and the property with farm animals and native birds was a home away from home. It's a great location near to Margaret River township and the beach. We could not recommend Karri House highly enough, and hope to return in the very near future.

A special b&b with a terrific host. Set in large gardens and a paddock with fruit trees and flowers, hens in the coop, an aviary, and alpacas and a horse in the paddock! Tracey, the owner, has created a comfortable and homely place to stay. She provides a warm welcome, great tourist advice and recommendations, will fix dinner reservations, and makes breakfasts to order. It’s a charming and very comfortable alternative to impersonal hotel accommodation, - highly recommended.

We stayed 5 nights with Tracey at Karri House, and were made to feel very welcome and completely at home. Lovely accommodation and facilities, great location (within walking distance to Margaret River town centre) and Tracey's local knowledge was invaluable. We'd have loved to have stayed longer!
The animals are a treat too - alpacas, chickens, turkeys... all added to the experience. Tracey has the local birds eating out of her hand (literally!) and that was a highlight. 100% recommend, and we look forward to going back one day!

Tracy from Karri House went above and beyond to help us out of a sticky situation when our airbnb booking turned out to be a disaster and she came to our rescue with accommodation. Her place is so lovely, calming and relaxing. Tracy is a warm and welcoming host who went out of her way to give us an amazing stay at very late notice. Make sure if you stay here to say hi to Leo the horse and his Sheep and goat friends, they are as friendly as their host. The location is close the centre of Margs whilst still feeling in the heart of the country. Tracy was able to provide suggestions of local eateries and venues worth visiting. We really enjoyed our time!

Yes, it’s an easy walk to town. 20 mins normal pace but 30 if you want to take it easy.
