We arrived mid afternoon to find reception closed, however a key and contract was left in an envelope. This is more hotel than b&b. We stayed in one of the suites...room 4, which was large and spacious. There was a hot breakfast option of bacon and eggs alongside cereal and toast. The beds were comfy, shower powerful, and beautifully clean.

Ok the bed was clean and comfortable. That's the end of the positives. We arrived to find the key in an envelope with a terse note explaining the regulations and the fines for not complying. Good sized town house with everything you need even for a longer stay. Lovely quiet and secluded garden area for an afternoon glass of wine. There is a yummy Indian restaurant right next door, and other restaurants in walking distance. Breakfast was divine!!

Fiona's is tucked in a quiet lane in the middle of everything in Launceston. Free off street parking is so handy and then you can walk to most things easily. Caution to all travellers to Fionas bed & breakfast. False advertising on website. The website claims the follow: 1. Our favorite place for Launceston stays. Clean quiet spacious and comfortable accommodation. Excellent shower, very comfortable bed with crisp linen. Beautifully cooked breakfast and off street parking included.

When you get there don't expect a friendly welcoming face. There will be an envelope with your room key, a map and a sheet to sign saying you will behave.
