The apartments are situated about 10 minutes by car from the CBD of Launceston. The setting is very pretty, with alpine inspired architecture and native hens roaming the grounds.
Check in is easy and parking is directly outside the individual apartments. The staff are very friendly and relaxed. Check in takes place at Archers Manor, the function/restaurant on the grounds operated by separate Management.
The apartment I stayed in was two story with very basic furnishings and "mixed" décor (the pale blue walls with salmon curtains were a bit much for me!). It has a small kitchenette and washer/dryer, which would be handy for families or long stays. While reasonably clean, the interior is looking very tired. The bed is very comfortable and the water pressure is great (although you wouldn't want to be wide or tall to fit in the shower as the cubical is small and the shower head is not adjustable up or down). My apartment did have a good hair dryer and enough towels for me.
The restaurant which is located in Archers Manor is not open for breakfast. Reception can arrange you a continental breakfast the night before if you ask.
The major downside was in my two story apartment, the only heating was on the ground floor, meaning that upstairs in my bedroom it was freezing. While the electric blanket and additional blankets I found in the cupboard helped, it was very uncomfortable to sleep. Friends with single story rooms did not find this as bad, but still cold.
The reason for the self sufficient title is that you were supplied with enough amenities for the first day only. From the on if you ran out of anything, tea, coffee, toilet paper, you needed to supply it yourself. As a business traveller with no car, this could have caused some significant issues.
Check out was a problem for us as Reception closes early and does not open again until 8.00 am. We needed to be gone long before opening to catch our flight and there did not appear to be an express or early check out system. We wound up leaving our keys in the rooms.

We found the location great, staff friendly and helpful, clean room, comfy bed, for the money, we thought it was exceptional - we would recommend this establishment to anyone who was thinking of staying.

Central location for self catering but the property is very tired and needs a good upgrade. Parking a bit of a issue for some of the units. Cold in winter with brick walls. Friendly office staff. If only staying one night would recommend the motel rooms instead if the apartments as your car will be at the door.

We stayed in the apartments over Christmas and they were nothing short of horrible! Dust, spiders, ants and that's just the start! Not fit for people to stay in. Our baby broke out in a rash and his toys were covered in ants (see photos below) This outdated accommodation should not be advertised as elegant- the overgrown gardens and old interiors are just horrible. Unfortunately our stay coincided with school holidays and Christmas and Launceston was fully booked so we could not get an alternative- it was the worst holiday experience I've had.

We stayed here eight years ago and it was fabulous. Unfortunately, I don't think it has been cleaned or refurbished since.
We were shocked by how grubby everything was - built up grime on the Lino, stained threadbare carpet, cobwebs and dust on the fly screen, fat build up on the kitchen exhaust, a thick layer of dust on the landing, black on the shower screen AND a pot plant filled with very old stale cigarette butts on the balcony.
The bed and bedding were clean, thank goodness. The towels were small and worn but clean.
The laundry was poorly maintained with broken laminex and exhaust fan full of fluff.
Whilst the kitchen was old it was reasonably clean.
Wifi was free, but impossible to pick up anywhere except on the balcony.
We were booked here for a week, but after only one night of avoiding touching the dirty walls/ light switches/floors etc we decided we couldn't stick it out any longer.
We were offered another room but declined. We were given a partial refund but no apology or explanation as to why the place was rented out in this poor state.
We then spent an extra $300 to get an earlier ferry home, wasted $100 worth of just purchased groceries and did not get to use our $60 National Park pass or our $34 tickets to Deloraine Craft Fair. All up, it ruined our holiday.
I tried to find out who to contact regarding cleanliness standards in rental accommodation, but found negotiating the red tape impossible. I would have preferred making a report to health inspectors, local council or the Tasmanian tourist authority so that something was actually done but could not find a way to effectively do this. Writing this review was the only alternative. I hope the proprietor cleans the place up so that other travellers are not inconvenienced like we were.

We sincerely hope that the close relative that was seriously ill, the reason you gave us for leaving abruptly, is well on the way to recovery! The receptionist on the day did offer you alternative room choices when you said that you did not like that particular apartment, but you chose to leave without looking at any of the other apartments. Ownership of the apartments has not changed over the last eight years and we are constantly informing the owners that improvements need to be made!! The apartments are dated, and as new managers we are undertaking an upgrade of all, however we advertise as 3 star and certainly meet the industry standards required for this. All our linen is professionally cleaned and comes from the same commercial laundry that many of the local hotels/motels use. I am sure that the linen company will be upset to know that their towels are small and worn; we will certainly pass this information onto them. Our housekeeping staff work very hard to maintain the cleanliness of our apartments and understandingly are quite upset by your review, as are we, the management. We did refund all except the one nights stay that you had had and part of the next night as you did not decide to leave until after the normal check out time and our housekeepers had departed so the room was not able to be cleaned that day for any re-use. Perhaps if you had given reasons why you were leaving, other than the family ill health, we would have been able to discuss alternatives with you and helped you to find accommodation within the area to continue your holiday. It is not appropriate to refer to your parks pass or fair fees as a loss caused by us, there are other establishments within the surrounds that you could have re- booked with and we would have been happy to assist in this. Yes, Wifi is difficult as we cover 5 acres, are built of stone and concrete and this is not conducive to wifi reception however how to overcome this is currently beyond several IT companies abilities and until the NBN is connected we are using what methods we can to bring it to the complex, and it is free to use! I hope that reception explained this to you upon arrival! The apartments are well supported by guests from all areas, we acknowledge that the complex is dated (previous managers have not paid attention to upgrades etc) however it is clean, neat and tidy (and currently undergoing renovation.) Perhaps with a little communication between both parties your holiday could have been more enjoyable and your writing of this review avoided.

We had a 2 bedroom apartment booked & paid for month's in advance. When we unlocked our room it smelt revolting & was damp & freezing cold. The bedroom windows were compensated on a sunny afternoon.The lack of cleanliness was an issue. Filthy stained thread bare carpet. Dirty sofa's. We turned the heater on in the living area, & it didn't work. We went looking for another possible source of heating. In hall cupboard we did come across 2 fan heaters. However much to our disbelief there was also rat droppings. We were absolutely horrified! The management offered another room. However when asked it it was of the same standard we declined & asked for refund. They explained we would get a refund from the Travel Agency later. To the managers credit she did contact another accommodation facility. Thankfully we were sent to a fantastic alternative in a better location at a better price.
Seriously I would suggest you avoid Alanvale apartments at all costs!!

Seriously a worse place I have never stayed. I'm not sure where to start to be honest. We stayed in the place for 3 nights and it was 3 nights far too long. The exhaust fan in the laundry area had so much dust in it it was basically unusable. Had to pull apart the pedestal fan to clean the dust from the blades before we could use it. On the second morning we had about 3 and a half minutes of hot water. The electric blankets were useless. The wifi charges were almost as much as the room. On the first night we had dinner in the restaurant where the meals turned up cold. Other persons staying in this dive reported they had to change their own light globes on arriving as the ones in the room didn't work. Walked through the bar area to find an outdoor patio heater operating in the middle of the room and yes the warning label "do not use indoors" was still attached.

our usual accommodation had missed our booking so we were forced out of town and found this place, really not the paris end of town, better outside than in, at least it was largish. Lady at the counter was pleasant

Not very good at all... It's not actually IN Launceston, but a fair drive away. Staff not interested. Bare minimum stuff not provided - no towels?!
Minimalist says it all really - no staff, no towels, no cleaning, no kitchen utensils, No bedside lamps, No tissues, No elevator, No safe access, very noisy, very dirty, very badly maintained.
PESTS everywhere - Spiders, ants, scorpions and silverfish and cobwebs all throughout our apartment covering every surface of the highly unattractive concrete bagged walls, discoloured ceiling and ancient kitchen.
Fundamental lack of professionalism. Bed is old. Everything is old.
The carpet was badly stained and hadn’t been properly vacuumed. The bathroom was dirty. The toilet was stained. The kitchen wasn't clean.
Worth $5 a night really.

We thank the reviewer for their feedback but question the authenticity especially considering the long delay between the purported stay and the posting of the review. We concede that problems will occur in a 50 room establishment when occupancy is at a low level especially over winter months. Despite this, Alanvale Apartments and Motor Inn maintain staff levels throughout the year and provide towels, kitchen utensils, crockery and cooking wear, tissues, hairdryers, and toilet paper. Complimentary tea, coffee, sugar and milk are provided in all rooms, including self contained apartments. Motel rooms are tidied daily, whereas ‘self contained’ apartments are tidied at the guest’s request. We are not a ‘serviced apartments’ facility. The accommodation was built only 15 years ago to an old English tudor village theme. Guests appreciate the rustic charm and uniqueness which blends with the neighbouring convention centre and bistro (not part of our business). Alanvale Apartments and Motor Inn sell up to 10,000 room nights per annum with just a handful of genuine grievances which we do our utmost to satisfy. The time we were there was great,I'm in a power wheelchair and the wheelchair friendly room was very accessible for me the room was clean the staff are very friendly and its about 500m to Cole's,discount stores and other shops,if you want a reasonable priced place & a relaxing atmosphere this is it,
