Amidst the countryside, yet very close to the motorway Kirkpatrick house provides traditional bed and breakfast. The room had stunning views, period charm and plenty room.the owner was helpful and provided a delicious breakfast made to order. Value for money.

What an amazing weekend. The second visit and certainly not the last! Carol, the owner is the best hostess. Nothing was too much trouble for her. Carol is a fantastic attentive host and made me feel so welcome. Kirkpatrick House is full of character, it's an old Farmhouse. Bed was comfortable, fresh milk, extra radiators to make sure you don't get cold. Brilliant location as only just off the motorway but couldn't hear a sound. Picturesque setting . I will come back

Driving down from Inverness to London by myself so needed somewhere to stay overnight. I like something different from chain hotels so found Kirkpatrick House, on a website and booked direct. Just past the border into Scotland, easy to find and so quiet and welcoming we cannot say enough to praise the place. We stayed at kirkpatrick house for 4 nights the owner was lovely but the only downfall was no wifi and not being allowed in the house in the day we was told to leave each day and not return until 4pm when we was booked for 4 days straight apart from that everything was ok
