This is a detailed review. So, listed below are the sections which are the part of this review: 1. Location 2. Property 3. Rooms 4. Service (including housekeeping, restaurant and front desk) 5. Food 1. Location - The location is bit remote as it is 10 kms from main Ramnagar square. First 4 kms is a very smooth road, next 5 kms is not a smooth road and has rough patches as well as some pot holes. Last 1 km is complete off roading, there is a path but no road. There are two approaches to the resort to cover the last 800 meters. One is driving across a shallow river and the other is over a bridge. Google maps shows the route over river. This route should be avoided especially by the smaller cars. It can be covered by small cars but the route over the bridge is better and takes only 3 to 4 minutes additional time. Seek direction from local villagers to find the bridge route. They are help ful people. Any trip to Ram nagar is a 30 to 35 mins ride one way. The location of the property is very soothing to eyes. There is forest (not deep) all around and many birds species can be spotted if one is interested. Nearest petrol pump is 6+ kms by the name of Nayra petrol pump. It is approx. 31 Kms (1.5 hours drive) from Dhangari gate of Corbett National Park and approx 15 kms (45 mins drive) from Amdanda gate. 2. Property - The resort is good and the lawns etc. are very well maintained. There is a large lawn area where live singing with bonfire is hosted in the evenings. The property in in close proximity to jungle so it is very serene and calm. Tea is served with snacks in the evening. There is a play area for kids and a well maintained swimming pool (NOT temperature controlled). Play area consists of pool, carrom and TT tables. Badminton/volley ball court is also available. Ample parking space is available. A nature walk is conducted in the evening which is good if you love understanding about birds and plants. There is lot of greenery and open space for kids to play. There are a lot of monkeys in and around the property so one has to be little careful. 3. Rooms - Rooms are good but some rooms have got dampness and termites. White pest (termite) control marks are visible in most rooms on the edge of the flooring. There are 4 categories of rooms - Jungle Deluxe Cottage, Leopard Duplex, Tiger Suite and Tuskers Suite (family suite). Tiger suites are the best ones if you dont need a family suit. Some tiger suites are avaiable with Duplex and some without duplex (also called superior rooms). I checked into a Tiger Suite but found the room unclean, damp, no housekeeping done. Hotel staff promptly arranged another room which was smaller in size (it was a leopard duplex I got to know later) but in a better shape. so I moved into the leopard duplex. Tiger suite has looking mirror in the living room as well as in the bathroom, a bowl type wash basin placed on a low slab in the bathroom. Leopard duplex has a looking mirror only in the bathroom. Has a basin embedded within the slab and is slightly higher as compared to the Tiger suite. I personally don't prefer bending too low for washing face and hands so leopard duplex was better in that respect. Rooms need some maintenance and thorough cleaning. There was an open electric box wihtin the wall in my room. It should have been covered with a electricity board sheet or something else. Due to dampness, paints were coming off slightly at various places on the walls . Rooms can be better illuminated as lighting is on the lower side in all the rooms. Border of a painting in my room was broken. One of the wooden bars in the celing was missing and no body bothered to replace it. Wardrobe was dusty in both the rooms - the one I initially cheked into as well as the one I settled into later. 4. Service - There is lot of scope for improvement in this area. The front office staff are courteous and polite. They will try their best to help you and will go out of their way as well sometimes. However, the resort should spend some money on training their restaurent staff in terms of how to attend their guests. The restaurant is also understaffed and needs some serious rethikning. There are 10 tables for six people each in the inner sitting area and there is primarily one person attending all the guests. Because of this there are delayes in service. The person respnsible for taking room dining calls sometimes helps out in serving but surely they need more poeple in the restaurent to serve their guests. There are also few tables for outdoor dining but those are prone to monkey attacks as there are a lot of monkeys in and around the property. While one will get everything one needs but one will also have to wait for most of the things. The resort was occupied at peak capacity when I checked in so some delayes could be attributed to that but later the occupancy was lesser but still the same service. Tables can be managed in a way so that a couple or a group of 3-4 people do not occupy an entire table for six. Housekeeping is the area which needs serious attention. If I were the owner/manager of the propoerty, I would have replaced the person looking after the housekeeping department. While the poeple working at ground level do their job, the instructions/direction from the senior management is completely missing in my view. The entire housekeeping is running just based on the requests from the guests. "You need something, you ask for it, you get it" but dont expect to be pampered and everything in place without letting them know what is needed even though it might be an obvious thing like replacing/placing the water bottles daily in the room. They expect guests to tell them explicitly if cleaning the room is required. I was there for 2 nights but no house keeping done and had to ask for water bottles. The soap bars provided in the bathroom are such that with 2-3 handwashes it vanishes. They do provide additional soaps on request but one has to ask for them each time. 5. Food - This is one area which is outstanding both in terms of variety and taste. There is good variety in all the meals and the food is delicious. Towards the end of dining time, the availability of entire menu can be an issue sometimes as some items can get over. Room dining provides if you need anything additional but it takes some time about which they are clear yet polite. Room dining is available till 10:30 pm in the night.

We visited @ an overpriced Iris Resort and spa in October 2021 for 3 nights with Friends and Family . We booked 3 tiger suite rooms which were pretty good in size but with an average decor. The door latches were not working , All rooms were stinky and required cleaning, wardrobe Door was broken. There is no kids activities area which is mentioned at most of the travel sites . Moreover around 5+ kilometers you will need to drive with basically no road along with crossing a river (with no bridge) and a small water body. Please refrain from visiting here during monsoon as our plan for safari was ruined due to heavy rains for 2 days . However the pros are a cooperative staff, house keeping, Food is awesome for all the meals and 09/10 for food . Therefore overall its quite average compared to per night prices that we had to pay, which are comparable to any decent 4/ 5 star hotel .
