The hotel is in need of some TLC and it is tired and dated with scaffolding around the outside of the building. But it is on the seafront of the very picturesque town.
The room was comfortable with tea/coffee making and hairdryer available and cleaned every day.
For the price paid, which included breakfast ( juices, yogurts, cereals, toast, and cooked to order) it did the job for a short stay.

The Royal Lion Hotel is in a beautiful area in the lovely town of Tenby. The front of it overlooks the beautiful beach and sea. The back of the property overlooks the town.

These are our impressions and honest opinions:

The owners need to get back to basics. New bedding is a must. Lose the sad pancake duvets and pillows.

The fancy bathroom mirror is all well and good, but when the banisters in the hallway are broken in parts, the money would have been better spent in repairing the banisters.

Get the lift fixed. We understand it's been broken for quite some time. This will make your elderly or disabled visitors have a more comfortable stay.

A quick tidy up outside would work wonders. Repaint the walls and fix the front step to improve the hotels appeal.

Paint over repaired/polyfilled areas in the bedrooms to give a more polished look.

Install shower screens instead of germ and mould harbouring shower curtains

Improve breakfast. See other reviews as we didn't eat there. We had breakfast at No 25 Cafe both mornings, and it was superb.

A shelf is needed in the bathroom for toiletries.

Swap the individually wrapped feeble single use plastic cups for reusable glass.

Towels are very nice. Thick and clean.

Install an extractor fan on the top (4th) floor to release trapped food/cooking odours.

It's unlikely we'd return.

Hello Amanda, hope you got home safely. It was pleasure chatting with you during your stay and as we recall everything was beautiful and amazing during your stay. It would have been a pleasure to discuss above mentioned issues while you were at hotel. We are bit surprised from you feedback. We have shared your linen comment with our supplier and actually working on replacing our pillows/duvets as well as running down the existing stock of plastic glasses (can't throw them away). Economic atmosphere hasn't been very kind with hospitality and yet we managed to refurbish all the rooms. Thank you Royal Lion Hotel

I booked this hotel without much research. It was across the street from where my colleagues were staying, which was the main reason for choosing it. I went for an ocean view room, which was a good choice. The view is fantastic, when it's not foggy & raining. The location of the hotel is convenient, a short walk from the beaches, shops and restaurants. The wifi worked well for me, and there were plenty of available channels on television.

I found the room to be small, but adequate for my needs, considering I did not spend a lot of time there. The bed was a bit firm for my liking, but was comfortable enough that I slept well during my stay. The shower in the particular room I stayed could use an overhaul. There was plenty of hot water and the pressure was sufficient, but there was quite a bit of mildew. The shower is also rather small.

Breakfast service starts at 8 am, too late for me to dine on all but the last day of my stay. The food was fine, nothing spectacular, traditional English breakfast food. I did not go to the bar during my stay.

The building is old, with some character and a lot of potential, but could use some updating.

Hotel needs every bit of work done on it … we payed £150 for the night
The base of the bed on the 1 side was broken underneath so felt like you was falling off the bed as your trying to sleep !
The door to our room looked like it had about 200 coats of paint on it and was probably older than my nans great uncle Ben !! The shower had no pressure what so ever ! Would of been quicker to walk down to Tenby beach with a bar of soap and wash myself in the sea 🙄 I even had to screw back together some of the pipe work 🤦‍♂️ the tele in the room would hardly work at all kept saying no Wi-Fi and would go off !! So basically terrible bed and bathroom and tv so why anyone would stay there i would never know .. only pros was the location of the hotel and the carpet throughout the hotel and rooms looked new but besides that it felt like walking in house in at St fagans

When we approached the hotel, we were a little worried at how shabby the exterior looked. This place is undergoing a refurb, so far they have new carpets and new beds, but it's work in progress. Yes, it is dated, but it's clean, and comfortable - very much like staying at granny's! We had a lovely welcome from the lady when we checked in, she was chatty, and helpful, with great local knowledge. A lot of the refurb are obvious DIY jobs. There's still lots more to do (cracked ceilings with some water marks and all round updating), and I would very much like to go back there when it's all done. The room is comfortable, (years since I saw a dark wood dressing table and wardrobe!!) with the best view you can ask for of the picture postcard North Beach. Breakfast was sufficient, standard full English, served on a small dinner plate (or large side plate), the lovely lady serving breakfast is smiley and efficient. So, we paid £100 per room per night, the value for me is 65% for the view/beach front location, and 35% for the bed and breakfast. I'm sure once it's 'done up", it will cost more. OK, there's no wow factor about the place, and Yes, I would go back. I'd like to wish the owner all the best with the renovation.

The negative reviews made me a little nervous about staying here. We booked this hotel because of its location and the availability of sea view rooms. The location is perfect, right on the beachfront and close to everything in town. On arrival we were concerned that the scaffolding would restrict the view that we had booked, however there was no scaffolding in front of our window, and the sea view was amazing. For the price, the room was an excellent size. Some parts of the room were a little dusty but everything worked perfectly fine. The bed was clean and comfortable. Some of the furniture is dated but you must consider how cheap the prices are. Staff were all lovely. The breakfast was very good, again considering the price it was great to have both cooked and continental breakfast each day. Due to location, views and value, I would stay again!

I don’t even know where to begin regarding our recent experience at The Royal Lion Hotel in Tenby.

Upon arrival our room was not ready however we asked if we could use the toilet as we had been travelling for the best part of four hours. They told us to go up to the bar toilets and after squeezing past a massive beer barrel that was put at the bottom of the stairs we were met with what I could only describe as a scene from a horror movie…

There is damp, mould, plaster and flaking paint, dust all over the floor. The toilets were black with absolutely god knows what and there was no soap to wash your hands or anything to dry them with, an absolute atrocity in the current pandemic.

There is dust all through the hotel, all over the floor and the carpet in the rooms is stained and marked with god knows what. I also found a tic on my packet of make up wipes that I had on the floor down my side of the bed.

We stayed there for 3 nights/ 4 days and not once did we get our rubbish cleaned out of the room or have our sheets changed. We thought we had clean sheets and towels but upon closer inspection, we turned the duvet over and there was a big brown stain on it.

The room window was only able to be propped open with a safety hazard block of wood attached to a chain and there is seagulls that land on the windowsill just outside who bang on the windows and try to get inside.

The man on the front desk is very rude and unapproachable. We paid for a continental breakfast and instead got a croissant, a banana, an apple, a bit of cheese and a yoghurt (with no spoon) and a small carton of orange juice.

We asked to borrow an iron and almost ruined one of my partners t shirts with some dark brown sticky substance that was on the bottom of the iron, it also leaked boiling water everywhere.

This place needs environmental health to go round and completely shut it down. Don’t even give it the benefit of the doubt, just don’t stay at The Royal Lion Hotel.

On balance, we found this hotel to be much better than we'd expected based on its reviews.
Firstly, communication from the hotel was very good, ringing us ahead of time to ascertain a check in time, as we were late arrivals.
The hotel is most definitely dated and in need of some improvements, however, it's also obvious that some effort has been put in to replace carpets and make minor alterations.
The building itself is very old and has plenty of period features, sadly a lot have been glossed over, covered up or are simply not desirable in modern times.
The most important thing for us is cleanliness and we found our room to be spotless. The carpet looks relatively new, no marks, stains or holes. The bed was extremely comfortable and we had a sea view from our room, so all in all we were happy.
The communal areas are large, well used and tired looking, however if you can look past this and experience the history of the house, the wonky stairs, the enormous windows, intricate ceiling cornice and more, you'll be fascinated.
The room has everything you could need, ample electric sockets, several mirrors, bedside and wall lights, several chairs.
The down sides for us, the dash window cord was broken so the window had tobe propped open, the shower head holder was also broken and was secured with gaffe tape, neither a competent or professional job, but still workable.
Breakfast is currently a continental style, served as room service, this is due to the dining room being quite small and presumably due to Covid19 social distancing rules, not big enough to accommodate every guest without staggering breakfast times, which may not suit everyone.
The location of the property is perfect for exploring Tenby, we know it very well and it's great for beaches, bars, shops, restaurants. There is no allocated parking but if you know Tenby, you'll know this is a general problem anyway, streets are narrow, busy with shoppers and car parks are on the outskirts of the town. We were lucky to find on street parking just down by North Beach, however, Sainsburys 24 hour is probably the closest and cheapest if you would prefer a more secure location. Drop your bags at reception first, it's a good 5 minute walk through cobbled streets.
We would come back to this hotel, given its location and views, I feel the charges were reasonable when compared to other hotels in Tenby. Whether you accept the crumbling charm of the building is another matter, if you like modern clean lines with modern gadgets, this is not the hotel for you but if you can look past a bit of wear and tear and accept the property for what it is, it's an ideal base for exploring.

I would rate this hotel a zero, but it’s not possible on here.

The hotel is dilapidated, flaking paint, missing parts of the bannisters, the stairs sag in to the central bannister, stained carpets and walls, clear water damage to walls and ceilings.

The room was appalling, not a secure floorboard, every step made the cups on the dresser rattle. A poorly fitted bathroom, everything creaked, I felt like I was going to go through the floor. The bathroom door didn’t fit, or close properly. The bathroom mirror was at waist height, the toiletries were sachets. The shower bath had a curtain that wasn’t big enough. The shower had next to no water pressure, but that’s not the worst of it. After getting the right temperature coming out of the tap, I turned it to the shower and scalding hot water came from the shower and cold still came from the tap. I was scared to use the bath as I thought I’d end up in the room below. There was a sign up saying to always use the rubber mat in the shower, for your safety, there was no rubber mat.

The breakfast was dire, a cheap currant brioche with lots of butter slabs, two Sainsbury’s multi-pack yogurts, a juice box, and two pieces of fruit. No knife for the butter, or spoon for the yogurt. This was left outside the door at 0830. Too late if you had plans for the day or were there on business.

The price for this room was £149 a night. I’d have felt robbed paying £40. The staff refused to give a receipt on check out, promising to email it immediately. I had ti call and stay on the phone until they sent it later that day. The whole stay felt like the staff made minimal effort with the hotel. The owner has not made any efforts to improve or fix any part of the building. The only good point was the view from the room, but I could have got that from being outside. It’s a shame, it could be a lovely place to stay, but sadly it’s not, it’s terrible and best avoided.

I have not included a picture of the view, in case it encouraged anyone to stay in this awful, over priced, hazard of a hotel.

This hotel is very tired and in massive need of repair. In its day it must of been a beautiful building, but sadly it’s been left to literally rot, which is very sad. Our room was on the third floor, lots of dodgy stairs to walk up as the lift was broken, which was hard going with a heavy suitcase also the ceiling in the stairway was falling down. When we reached our room, we were greeted by a badly painted and terribly scratched door, then going inside wasn’t any better! The floors were so uneven we felt like we needed sea legs! The toilet door had a punch hole through it, the bath was all scratched and pitted, the pillow cases were dirty and covered in hair, the windows didn’t close, and after spending the night we discovered just how uncomfortable the mattress was, neither myself or my partner slept properly. On a positive note, the view from the room was phenomenal, absolutely stunning.
In the morning we had breakfast, which was ‘ok’, a choice of a few cereals and yogurts, only two normal everyday toasters, that were temperamental and had to serve a lot of people, which was frustrating. The cooked breakfast was very small and wasn’t anything special, but it filled a hole!
On the up side, the bar within the hotel (which is run independently by a lovely couple) was fab, we had great fun playing pool, the drinks were extremely good value, and there was a great atmosphere in there.
Next time we visit Tenby we’ll definitely pop in to the bar again, but we will NEVER stay at the hotel again.
It’s such a shame because it’s situated perfectly and has such incredible views.
