Mum and I stayed with Penny for two nights while visiting friends. The twin room was spotlessly clean, including everything you need for a night away in a home from home e.g. sewing kit, TV, iron and of course a comfortable bed! Penny is an excellent host - after a long day driving we were met with a smile and...

We stayed at this wonderful place for one night and left feeling that we wished we could have stayed for longer. We were greeted by Penny with the offer of a cup of tea and delicious flapjacks and showed into one of the cleanest and best equipped rooms we have ever seen. We both slept very well in a very...

We had hoped to arrive at The Limes at 6pm, but due to an horrific journey down from western Scotland, we actually arrived at 11.15pm. The owner, Penny, was incredibly accommodating and stayed up to let us in. This was just the first of many fantastic things about this B&B. The room was immaculately clean, with fresh flowers, slippers, guides...

What a treat. After a horrible long drive through pouring rain we arrived to a deliciously warm welcome and a beautifully clean, light and cosy room with some gorgeous features (especially the basin and shower in the en-suite bathroom) and yummy homemade cake. There was an easy parking area and a light breakfast room that looked out onto a pretty...

My friends and I stayed with Penny en route to Scotland. What a warm welcome she gave us, tea with cake served in her lovely garden overlooking the farm with beautiful scenery. Rooms were very good, pristine and very comfortable. On asking her she also recommended a good place to eat in Appleby. The breakfast the following morning was substantial...

What can we say the perfect B & B - we were looking for somewhere, in a peaceful location, to celebrate a special anniversary and this was certainly the ideal place. A warm welcome from Penny & Dave along with tea and cakes in the garden, a beautiful en suite bedroom with lots of additional touches which made it even...

We needed somewhere to stay in this area for one night and luckily came across this place on Trip Advisor. We were made so welcome by Penny (Her tea and home made scones were worth the trip on their own!) Our rooms were clean, comfortable and well equipped and we had a great nights sleep. The next day we were...

We spent two nights at this lovely B&B in the little hamlet of Colby outside Appleby as part of a longer holiday in England and Scotland this summer. After being picked up by the bus stop in Appleby by Dave, Penny treated us home made flapjacks, tea and coffee in our lovely rooms. Penny's breakfasts were superb, as were her...

The owners run this place with excellence; the food was local and fantastic, the living environment was clean and comfortable, the outside area was well kept and refreshingly restful. We would highly recommend this establishment!
