Clean & spacious room. Superb breakfasts. Friendly hosts. Plenty of places to eat locally . Easy to park. Decaff coffee available in room.,...,.................................................. What more can I say? We would come back again - for a third time.

Still absolutely first class. Tricky thing to keep up the standard they have set but they do. Attention to detail excellent and it is a well oiled operation. One really cannot sat much more but it's as good as B&B gets.

Stayed 5 nights as part of a Winter Mountain Leader Course. Breakfasts are the best with lots of fresh fruit, cereals and a wonderful choice of cooked foods. These are the best breakfasts I have ever had. Rooms are fabulous with plenty of space for all the equipment. Jane and Gary are amazing and very helpful.

Jane and Gary were very friendly hosts - even offering us a lift back to Inverness airport. The breakfast was very tasty - especially the haggis. My single en-suite room (room 6) was immaculate throughout with a cute teddy bear on the bed to greet guests. Highly recommended!

Lovely B&B just a short walk off main street. My room as a solo traveler was large and comfortable. Shared bath with one other room. Good breakfast. Jane was a wonderful hostess and very helpful. B&B on quiet street. Would stay again.

Our family stayed 2 nights at Kinross House and the place was extremely comfortable, very spacious and spotlessly clean. The Breakfast was excellent, with a better choice than many hotels we have stayed at in the Highlands. Friendly front-of-house reception met us and showed us to our rooms. Characterful old building with high ceilings and very comfortable rooms. Everything was well-maintained and clean. Excellent breakfast in a good-sized dining room which was also a hosting a deer-stalking party so plenty of early morning entertainment to boot!

I stayed here in a twin room for an overnight with work. The house it's self is beautiful with a lounge area and dinning room the guests are free to use. The bedroom was beautifully decorated and the bathroom looked brand new. Comfortable beds with tea and coffee provided and a TV. The room was immaculate and I would return...

I've just spent a wonderfully relaxed night at Kinross House in Grantown on Spey. Jane made me feel so welcome right from the start. My en suite room was sparklingly clean, spacious, well equipped and featured a very very comfy bed. Even the wifi worked well. Stayed here 7 yrs ago,finally able to return,wow as fantastic as ever,food is amazing,the atmosphere ,most welcoming the house is beautifull,Jayne is so hard working,her attention to detail is what makes this house so great,the breakfast,as stated by many "is the best .thank you Gary
