The hotel is in an excellent location and all the staff were extremely pleasant. The food at breakfast and the range and choice is superb but one does find one's self constantly interrupted by staff who are cleaning plates as you are taking your last mouthful. The indoor pool area is small but adequate. The steam bath and sauna are small but fit for purpose. The gymnasium is reasonably well kitted out. The shiatsu massage in the Wellness Centre is one of the best that I have had. The rooms are fine and the bathroom is of a good size. The views from the hotel to the Tagus are beautiful. The gardens are well-tended. I would return against if on business in Lisbon.

Because the property is 5* graded and listed in "The Leading Hotels of the World" one is obliged to pick out the smallest items for consideration. As follows:

1. Ashtrays in the Smoking Room are not regularly attended to
2. Ashtray on the room balcony is not emptied on a daily basis
3. The room safe is too small for a 5* property
4. The complimentary water bottles should be placed in the fridge and not in full sunlight on the room desk
5. The in-room fruit basket contained spoiled fruit on consecutive days and was not removed until it was pointed out
6. The bar service ceases at 1730 on certain days with no alternatives
7. The reception area is freezing cold and if one is working during early morning or late evening the open doors adversely affect the temperature no matter where one sits in
8. Soundproofing in rooms needs significant improvement, standard chat and noise from the neighbouring room was clearly and annoyingly audible at all times
9. The noise from the piano bar is clearly audible in the room even some distance from the piano bar and late into the night
10. There is a consistent noise of rave music on the docks clearly audible in the room
11. There is congestion at the entrance to the property for both cars and arrival in taxis
12. The flagstone steps around the pool area are very poorly designed and dangerous
13. The room service menu is somewhat limited

I have been staying in many top class hotels in the world, including "real" Palaces but this one really stands out. I write "real" Palaces because this one though name "palace" is only ranked 4 stars but should be granted with 5 if you consider the quality or the hotel, its facilities and the service.

We stayed there for 4 nights with two children in a connecting room. The rooms are large and comfortable. We had a superb view on the River and the beautiful garden. Everything was working to perfection in the rooms, nothing to report, which is rare nowadays. Everything was top, from towels quality to shower, bath, balcony, bed, space, organisation of the room, etc. everything just where it has to be as it has to be in a top class hotel.

The hotel facilities are great with a very good restaurant in house and a nice terrace for the breakfast. If I could only make one suggestion, is to have the breakfast terrace on the inner side of the hotel, overlooking at the garden. Breakfast choice was complete with a large choice of quality and fresh products.

The hotel has an absolutely beautiful peaceful garden with lots of trees, fontains, river, birds and a beautiful swimming pool and poolhouse. We spent a lot of time visiting the city but had we know from the start, maybe we would have spent much more time at the pool. moreover, the pool is situated in a niche, protected by the trees, offering little openings to the wind, so it is a warm place, even in the mid-seasons. In summer, the trees will offer a nice shadow.

We did not use the other facilities of the hotel such as the gym and spa but I trust they are in line with the rest!

Last but not least: the staff is the nicest we have met in Portugal (who are as a standard already very polite and nice people!). They are outstandingly polite and ready to help, increadibly efficient in dealing with your requests and welcome you like your family!

Tow last (but not least again) things that come to my mind as I write it: price is what it is and may be seen as expensive for many people but compared to other hotels in Lisbon, it is definitively a great value for the price if you consider the quality of the hotel. It becomes an unbeatable value for the price if you consider on top of that the location of the hotel: it is not right in the "hot" spots of the city but it is around 10mns walking distance from it. You have beautiful sights on the River AND it is in a quite spot with little trafic. On a Saturday we heard music coming from a discotheque nearby but that was the only noise that sligthly disrupted our sleep. You can not say the same for other hotels who are right in the hot spots. Its location is really interesting because you are very close to many good spots and that is really a value rather than being located in one defined place.

We didn’t stay here but my in-laws did and we spent some time with them and visited the bar, pool and spa. This isn’t our type of place but it was very nice. The hotel is clean and nicely decorated. The staff were extremely helpful and we had a nice time chatting with the bartender. The bar serves up some old school vibes which we loved along with delicious albeit it expensive cocktails. We also had a meal in the bar which tasted really good and they accommodated our young child as well. The mother-in-law and I enjoyed some lovely massages while the rest of the family swam, the facilities were great and again the staff were lovely.

We loved the Lapa Palace. Second time there. We were upgraded to a large room with a beautiful pool and river view. We enjoyed relaxing on the balcony. The room was beautifully decorated and very clean. Beautiful Palace!

Our breakfast was included, and we ate breakfast every day outside overlooking the pool and it was delicious and every day we arrived back from touring and went straight to the outside bar where we had either drinks or tea and snacks. The staff were all truly terrific. They provided us with great recommendations for sightseeing, shopping and our dinner reservations. One night we asked them to tell us where they ate instead of where all the tourists eat, and the concierge showed us where he eats with his friends. It looked great to us, we took 20-minute taxi ride to it and it truly was terrific and very authentic. We loved it. The location of the hotel was great. Easy walking, taxi, etc. The hotel has a ton of character, which is complimented perfectly by the staff, all of whom were friendly, funny, and warm. Best thing about the Lapa is their staff. Each one of them are terrific. We highly recommend Lapa Palace, and we very much look forward to our return visit. Thank you for all you did to make our trip such a memorable one! I felt like royalty during our stay at the Olissippo Lapa Palace . It is a true old world European luxury hotel. The service is impeccable; The hotel is immaculate. The staff were warm and welcoming, and very responsive. The lobby and public rooms actually looked like a palace with frescoes, hand painted tiles, and lush decor. We had a gorgeous room with a balcony overlooking the water. Sweet!

I wasn’t expecting the stunning outdoor pool and gorgeous patio. And lo and behold there was even an indoor pool! Don’t forget to bring your bathing suit!

The only drawback is that the hotel is not particularly centrally located. There are some very steep cobblestone streets in the surrounding area, but that’s Portugal. The hotel makes it exceptionally easy to get cabs and the cabs are very reasonably priced.

In spite of this I would still recommend a stay there. I only wish we could’ve spent more time there. I’ll be back if it kills me.

Lapa Palace Review

I would give a 3.5 but a 3 is a bit more extreme.
I would like to begin with the positives as it seems fair to highlight the good things about this hotel first before going into the negative points.

I’ll begin to say thank you very much to two very very special human beings who not only makes you feel welcomed but also engages in conversations that goes beyond the typical status quo in an establishment of this kind.

Teresa (Breakfast staff) not only exudes warmth when speaking to guests, she is exemplary to how staff should be to ALL guests without placing judgement because of how they look. My wife and I started off with a bit of mixed feelings with the first staff member who seemed not very happy to be working. These tend to be the moments we generally receive bad service but that it is only human when you’re not happy with yourself and the job you are doing. However, it’s never okay to show your aggression towards your guests.

Moving on to issues with our room. Despite it having a beautiful view, and a generally “nice” room, I was disappointed that the hotel did nothing about the water leakage in our showers. Every time we showered water would seep through the edges of the marble and onto the bathroom floor. Causing us to use all of the towels to soak up the water every time. We made the hotel aware of it. They responded saying they would have a “technician” look at it but the problem continued and the hotel never bothered to update us or to even offer a different room. This to me was VERY disappointing. Not only does it show they weren’t concerned about our stay being comfortable, they frankly didn’t care to correct a clear problem with the leaking which should have been an urgent mandatory fix at an establishment such as this. The mold growth on the ceiling of the shower left something to be desired. As well as on the joints of the walls in the shower. I would not and consider this place a high quality hotel but it gets saved from the service we received from the wonderful individuals I named above.

To add even more of the disappointment, our port and wine glasses we would use from the night before were left the next day as “clean” glasses. My wife went to pour sparkling water and it turned a color and we noticed it smelled like the drink we had the night before. This was unacceptable on so many levels. We stayed for 10 nights and our house keeping just got worse, despite making the hotel aware of our experience.

As we’ve stayed at other “leading hotels of the world” this didn’t compare to the Phoenicia hotel in Malta or Baglioni Hotel in London. At this caliber, everything has to be close to perfect. And this hotel wasn’t for us. We would not stay here again but we will miss having conversations with Teresa and Johnny, they were the best part of our stay. If you decide to stay at this hotel, drop your expectations if you’ve experienced other leading hotels of the world. Especially if you are placed in the “older” wing of the hotel.

Room was fantastice the staff could notbe more helpful restauraants and bars superb. This hotel is the best in Lisbon. It is a 15 min walk or 7 euro taxi ride to the centro of lisbon. but it is refined and peaceful we have stayed at this hotel 3 times and will be going back later in the year

This is a lovely hotel just outside of the heart of historic Lisbon. We were upgraded upon arrival to a river view room and junior suite. It was very nice, comfortable and well appointed. It had a wonderful view of the harbor and the pool. Many of the rooms have no view whatsoever. So I would book a water view and not count on an upgrade if it is important.

But the real differentiator here was the staff. The check-in clerk escorted us to our rooms and did our best to solve any issues. They were kind, thoughtful, and took their time with us. When other issues came up (not the hotel's fault) the valet was generous with us and offered to help store our car. They were helpful when making restaurant reservations and suggestions.

Breakfast service had great staffing attending to the guests. I would have liked to see a few more options or some more fresher or homemade items but overall was very good. Dinner service at the upscale restaurant was generally very good. They were a few executions issues with some of the items on the menu which generated some mixed feeling. The homemade ice cream was truly next level. Excellent taste, and texture. The bar (which also served as an informal restaurant) featured a live piano performer some of the nights. A real highlight was watching the entire patronage break into song on some familiar hits. Everyone was having a good time.

The spa was also very nice. I got a wonderful treatment from Andrea and we enjoyed the heat of the indoor pool when it was a little too cold to swim outside.

Overall we felt really taken care of here. The staff worked hard to accommodate us and go above and beyond. I would highly recommend them.

Note: We found much better pricing booking directly with the hotel. Try going to their website or Leading Hotels of the World if you are seeing high prices on standard booking portals.

This was our final stop in Portugal after staying in Duoro Valley, Porto, and Algarve, and of all the 5 star hotels, this was our least favorite, which was surprising given it came highly recommended from family and the great reviews. Perhaps our experience was unique (or the hotel has gone downhill since our family members stayed there). Upon check-in, the receptionist noted that our reservation was for a room with two twins (vs a double bed). We booked through our Chase Sapphire card so not sure how that happened (we certainly did not request it) but she said she would see what they could do to get us a double bed given the hotel was near capacity. It was very kind for her to offer us drinks while we waited, and after about 30 min, she informed us a room was available where they could push the two twin beds together. We were fine with that and quickly put our stuff in the room and went off to explore Lisbon.

When we returned, we noticed our room, which was on the lowest level (and the area by our room) had a very musky/stale/dank smell. We were in a hurry to leave previously so may have not noticed it. In addition to the very unpleasant smell, the beds seemed very old and uncomfortable, and the water that came out of the bathroom faucet was brown! I realize the palace likely has a lot of history but it felt as if this room hadn't been touched since King Ferdinand was in power! It was fairly late so when I called the front desk, they said there weren't any rooms available but we could check back in the morning. We somehow managed to fall asleep despite the smell and hard beds. In the morning, I checked with the front desk and they were able to move us to a different room in the "newer wing". When I inquired about the smell and if they had noticed it themselves, they said that room was in the "wing that isn't used as much." What does that mean? Well, when we checked into our new room, we understood why. The "newer wing" rooms were significantly better and you could tell had been more recently renovated. Why would you offer guests a room that is significantly inferior? I would have preferred the nicer room with twin beds! The rooms in the "older wing", at least the one we were initially offered, certainly do not meet the bar for a 5 star hotel, and should not be offered to any guests, and certainly not guests who are paying the same rate as guests in the "newer wing." Despite our complaints, they never apologized for the initial room (or acknowledged the smell) or offered any type of compensation for the poor experience.

Finally, putting the room issue aside, compared to the other 5 star hotels we stayed at, the service, accommodations and breakfast buffets were far superior at the other hotels, which were around the same price.

P.S. - there is a grumpy concierge fellow who couldn't stop telling us negative things about Pena Palace and how it wasn't worth visiting (even though I told him we already purchased tickets). It turned out to be a wonderful experience, so don't listen to him!

My family and I (a party of five adults) stayed at the Lapa for 11 nights in August 2021 during two separate stays. We had stayed at The Lapa several times in the past. All covid-19 safety measures are in place and the hotel is operating perfectly. The morning breakfast has been moved to the terrace overlooking the garden from where, thanks to some tactical pruning of a few branches on a majestic tree, one now has a panoramic view of the city toward the São Jorge Castle. Outstanding! The rooms are still excellent, bathrooms are marble (we do wish the all the rooms had stand alone showers in addition to tubs, but many do). If you enjoy staying in classic hotels that have been modernised up to the point that they don't lose their charm, this is the place. The service is genuine and from the heart. Employees take pride in their hotel and their roles in making it work. Special thanks to Filipa and her colleagues at Reception, Paulo and his pals in The Bar/Terrace, and the new general manager who has put the Lapa right where it belongs as Portugal shakes off the pandemic: The #1 Hotel in Portugal. Only one suggestion, as soon as you can please bring back the gentleman who plays the piano in the Bar in the evenings.
