Detailed Reviews
We love staying at the Villa La Principessa. From the moment you drive up to the front door, you feel welcomed into a peaceful and elegant property. We have stayed there for many years (actually since 1987) and it is always great. The rooms are lovely, the grounds are beautiful, and the swimming pool is welcome in the summer. Sylvia Ferrari has always made us feel special when we arrive. The restaurant serves delicious food for dinner as well as a comprehensive breakfast. Fabulous spot.

We found the hotel in the guide Rivages "Charming hotels in Italy" and it has truly its charm, style and character. The personnel was very nice, as well at the reception as at the swimming pool where the lady was running around all the time to provide its guests with the best quality of service. The rooms are cosy and nicely decorated. We had first a room in the annex which was very nice and thereafter a suite in the main building with an extra bed, and very stylish. The only pity is that the restaurant does not serve hot dishes in the evening and it is better to go out. The price is very reasonable.

The Villa Principessa hotel is a truly exceptional place, almost a miracle where a true hotel tradition survives which has almost disappeared...
First of all, it is a beautiful Renaissance building, with a pretty garden including an exquisite avenue of gardenias which leads to the breakfast area or a pergola of old roses towards a large swimming pool, as they do more, with a good depth. The place is calm and relaxing with pleasant customers.
The staff is particularly friendly and natural, without international hotel formatting.
The restaurant is of good quality and the breakfast is adequate.
But what is particularly pleasant is the elegant and old-fashioned atmosphere of the hotel. Beware of vulgar comments complaining about old bathrooms, or dated, outdated decor! Some of the facilities are old, of course, but the hotel is very well kept and maintained, inside and out. Indeed here, thank God, no Milanese “hotel decorator” came to change everything back to beige and gray with fireproof fabrics and abstract lithographs...
No Parisian "communicator" came to sell "a story to tell", "a strong architectural gesture" or any other grotesque concept...
The rooms and lounges have the old-fashioned charm of the hotels you may have known in your youth, in spa towns or paradors and which have all undergone a distressing facelift.
The Princessa resists and keeps its wrinkles and its charm and we hope, for a long time.
A big thank you to all the lovely team!
PS: The hotel was once chosen by Luchino Visconti during the filming of "The Innocent", his latest film, a veritable catalog of beautiful Lucca villas. Good reference, no?

Probably our favourite hotel anywhere. It has a gorgeous swimming pool and charming garden, delightful service and light and airy public rooms in a historic villa 5 minutes drive from Lucca, 35 minutes (or less) from Pisa airport. We have stayed here perhaps 20 times over the years. It's worth while paying for the better rooms in the villa itself - they all have something unique as well-being more spacious. We never regret it.

We stayed here for 2 nights with a bus tour group. The location is a bit out of Lucca but in a very picturesque location. There was a pool and pretty garden areas but we were unable to use the pool because of very short hours. The main villa is very beautiful and common areas were interestingly decorated. Our room was in the annex and was small with trees right outside the window. The decor was very dated and the bedspread looked like it was from the 1970's. The room was dark and uninviting but appeared clean. The shower/tub worked well and the bathroom had better lighting. We had dinner here one night with our tour and the food was not very good. Service took forever, and I gave up on dessert and went to bed over sitting there for more than 2 1/2 hours. Breakfast was decent with a lot of choice, but the room was crowded with a poor layout for serving. It was a unique location but rooms could use a major overhaul.

We were boiling in Siena, had one day left of our holiday and were flying from Pisa …and thank god had a brain wave to find a pool within 30 mins of Pisa …this was the perfect last day.
It’s a grand, fabulous old villa with lots of original features and decor.
The bedrooms feel a bit dated rather than vintage but if they updated the bed linen it would look much better. But still a good nights sleep as great air con!
The bathrooms have been updated and have good powerful showers.
The lunch options are a bit limited but dinner is extremely nice and on the terrace so a great setting.
The pool is the star of the show - it’s large and have plenty of sunbeds and lots of shade options.
Highly recommended

Structure found by chance on the occasion of our participation in the Lucca Summer festival, left us pleasantly impressed. A noble residence that has retained the charm and sophistication of the past, has amazed us for the common areas, which retain intact the luxury of their previous history. The property is immersed in the hills of Lucca, is surrounded by well-kept greenery and has a beautiful swimming pool. The only drawback, the rooms (certainly clean and well-kept) are a bit vintage (the bathroom in particular) and clash slightly with the luxury from the noble flavor that reigns everywhere. Great breakfast and very polite staff.

It is located in an ideal position between Lucca and Pisa.
Easy parking and 24 hour reception.
Large park where you can walk in the shade and a swimming pool with refreshing water - and finally not frozen like many others!!
The common spaces are wonderful, with lots of space outside to enjoy nature and, inside, original furnishings to feel like you are in another era.
Cheap drinks at the bar and a truly excellent breakfast, with a choice of savory and sweet options.
All the staff were courteous and smiling.
Contrary to what they write on their website, the rooms are not renovated at all or, at least, our triple room was certainly older than us!
Very spacious and bright and, although large, the air conditioning was effective.
The temperature of the water is a little unstable, be careful for those with small children, and the taste of the water tastes like old pipes, but then we were not charged for the bottles from the minibar.

The staff here are amazingly helpful: authentic, earnest and front desk always willing to help. Shoutout to Clarice who was an excellent waitress at breakfast and dinner. The breakfast is varied and the evening meal al fresco outside was a delight with amazing food. The grounds are wonderful and the pool a great amenity for the kids. Great drinks and wine selection and poolside service. We never had issues getting a sunbed and towels were supplied for free. The room service staff were excellent. The hotel attracts those seeking to relax. We had a great time. The rooms are air conditioned and comfortable and spacious. Thank you and see you next year.

A hotel located a little way off the road from Pisa to Lucca.
Very large park and an old villa that is beautifully and stylishly furnished.
A lot of attention is paid to details - a separate color design for each floor, for example.
The rooms are decorated in different designs. However, it is overwhelming because the wallpaper, doors and curtains are all in one - large, intense - pattern. This would really be too much for a longer stay!
Everything was very comfortable. The window was tiny - just like it used to be.
As we were able to spend time in the wonderful park, this was not a problem.
The staff were friendly and committed.
We would have liked it to be a little cleaner - the carpets showed traces of stains, drinks, etc. here and there.
