Sitting poised, between the popular sights and frenzy of the tourist area, and a working neighborhood, this hotel offered everything we could have hoped for. Great view, good people and the perfect location. nancy j

Great little hotel - close to the centre with a lovely outlook down the water towards Venice. The staff were very friendly and willing to help, the room was comfy, clean and relatively spacious, and the air coniditioning was very welcome. Overall, we'd go back when next in Venice.

A`clean quiet small (20 rooms) hotel facing the lagoon a short walk from St. Marks Square. One of the smallest hotel rooms we have ever seen, not enough room to have both suitcases open unless we stayed in bed. My wife and I spent one night here for our honeymoon and enjoyed it very much. We unfortunately did not have a lagoon view room but we were out and about anyway so it didn't really matter. Unlike other reviewers, I didnt have a room facing the lagoon. Even with the view of the next door building, it was a great hotel. Our room was very clean. The air condidtioning worked extremely well. It is also easy to find! If you take the water bus, just get of at Arsanle take a right, then a left down...

We stayed for two nights at this Hotel in a lagoon-facing room (as in another review, it is a bit more expensive but definitely worth it). We stayed in a lagoon facing room (slightly more expensive but good value nonetheless via Expedia) in early April 05. A high standard 3/4 star hotel. Our room was of an excellent standard and the hotel is perfectly situated near Arsenale vaporeto stop (very convenient for Marco Polo airport). 10 min stroll to San Marco. Castello
Castello is the largest of the six sestieri (districts), and the only one not facing onto the Grand Canal. More than half of Castello is situated within Arsenale, the naval base, which occupies over one-fifth the area of Venice. This gentrified maritime neighbourhood feels busy but casual. Castello’s side streets are laid back, with small boats lining canals criss-crossed by laundry. Semiannual exhibitions add a strong artsy current to the Arsenale area. Via Garibaldi in Castello, with its shops and bars, has one of Venice's rare straight and wide boulevards. When a large ship turns around the Lido to enter the Giudecca Canal, the startling sight creates an illusion that it will run aground right on Via Garibaldi! Families treasure Giardini near the island's tip, green with rare trees and grass, and Riva degli Schiavoni is a popular spot for Venetians to take a stroll to watch the sunset.
