I booked this place because the reviews were nothing short of fabulous. I cannot actually believe I'm writing this review. But my experience was so terrible I can't not. The establishment does not deserve its high rating. There was a misunderstanding with check in times, communication wasn't clear however those things happen and it's fine. Stayed for 3 nights. The room was nice, quiet and large for an hotel in Venice. The hotel is well located and nearby the bus and train stations. The hotel does not offers breakfast but there is a small bakery 50 yards away. I will stay there again when I go back to Venice.

What a wonderful hotel ,so central to the train and ferrys . Wonderful staff who were so accomadating to our early morning arrival and late night checkouts. I would highly recommend this property and will be returning to the beautiful spacious suites . Thankyou for looking after us ,Ciao

The location is excellent, and my single room though small, was as to be expected for me as a solo traveller and represented good value for money during the time of my visit. I only stayed for one night but the hotel is very close to Piazzale Roma so excellent location for the airport bus and Vaporetto. The rooms are clean and nicely decorated and the staff are very friendly.

We loved our stay here. It was a really cool old house with a lot of character (apparently built in the 14th c by a duchess)! Had everything we needed and the staff was friendly and helpful. Highly recommend.

I found it somewhat difficult to find hotel, but otherwise I was very satisfied with my stay. Old building, nice location near railway station. Friendly staff, convenient room. I can highly recommend it and I will definitely return in the near future!

Great location and nice big room and great breakfast. Close to the cruise terminal and train station. We we on the second floor looking out into the backyards of the residents. There is a lift for luggage.

Stayed for first time in venecia Nice room with some problems in the shower as it wasn't maintained. As said room nice big for venecia standard and heating works really well, Attentive service and breakfasts service also good and prepared on demand. Near piazzale roma so location is good to start visits. Good restaurants around but expensive for what you...

The place is convenient to get to from the bus station. Easy to explore Venice from this B&B. The continental breakfast was plenty, served in a tray with lots of fresh fruits. We enjoyed the terrace in the morning. Thank you Francesca and Massimiliano for a great stay.

Santa Croce gained importance as a sestiere (district) when Piazzale Roma was created in the 1930s to bring cars and buses close to the center of Venice. Constitution Bridge spans the Grand Canal linking Piazzale Roma to the train station. This area buzzes with energy from travelers and students. Historic palaces and former industrial buildings house some departments of Ca' Foscari and IUAV Architecture universities. On the Fondaco dei Turchi, Venice's Museum of Natural History offers Venetians prehistoric thrills, plus an overview of lagoon fish and wildlife. The Grand Canal, northern boundary of Santa Croce, is lined with palaces and decorated by the tall green dome of San Simeon Piccolo. Ca' Pesaro attracts Venetians to its contemporary art exhibitions. The Grand Canal exposes only one face of these buildings. On the opposite side, the palace often interacts with a square or a busy street to represent its neighbourhood identity.
