Everything inside walking distance - 50 m to Spanish steps, 10 mins to Trevi, 15 Pantheon, Navona, Colosseo. Borghese park with playgrounds around the corner. Friendly staff, lovely family runs the whole place. Comfortable rooms, tidy, all necessities, nothing to complain about. Good value for ur time and money.

Giancarlo runs the bet B and B in Rome in my opinion. Has an awesome location right at the top of the Spanish Steps close to a metro station or a short Uber ride from the airport. The best BnB in the center of Rome! Breakfast is good, and the location is tops, right near the Spanish Steps (yet a quiet place). This lovely little B&B is just by the Spanish Steps in Rome. Only three rooms but very comfortable. Location, location, location! Right at the top of the Steps- the only downside is the walk up the steps after a long day. But I did find a way around them! The Trevi Fountain is a short walk away as are most...

The place is at the top of the Spanish steps so it is a good point to start exploring Rome (free tours start nearby on a daily basis). The host is very friendly and helping. There is a kitchen where you can have a coffee/tea whenever you like. Wifi is free. Overall, I felt at home :)

The location is fantastic, about a 45 second walk from the top of the Spanish Steps. About a 5 minute walk from Villa Borghese, and about a 10 minute walk from the Trevi fountain. We walked absolutely everywhere in Rome, but there is a subway station right at the Spanish Steps and several nearby bus routes. Staff is very friendly...

This place is just around the corner from the top of the Spanish Steps and two minutes walk from Spagna metro station. This B&B is on the 1-st floor of the old apartment building. There are three rooms, clean and well maintained, different in layout. Our's was Livia, spacious enough to keep luggage in the corner and move freely around....

Great location , good price for Rome hotel. Right on the top of Spanish steps. Everything that you need for the short stay .Do not expect a full breakfast though . We still would have one outside of the hotel . But if you like cereal and good espresso ... you will get it .

We stayed at this location two years ago on a previous trip to Rome and found it was perfect for our needs. Love being so close to the Spanish Steps and Giancarlo is a helpful, gracious host. This time we were with another couple - their first time to Rome - and they also were impressed. No, it's not elegant...

I HIGHLY RECOMMEND THIS LOCATION! Giancarlo is such a gentleman! When we arrived we could not believe the location. Right at the top of the Spanish Steps. “There are three rooms. We stayed in two different ones because we had to move half way through our stay. Both were great, but I would say one was slightly better (larger) than the other, the first one straight ahead from the entrance (possibly called "Lucio").”
