Great place, rooms are clean, staff is helpfull, location is quiet and safe. You have a bus station a couple a minutes from the hotel, and 2 trams at 15 minutes walk. Two supermarkets in the nearby area .

Yes to first 2 questions and they would help you book sightseeing but Rome is a very busy city so would recommend you pre-book to avoid disappointment.
