We chose this magnificent location for our wedding on 14 September 2023. From the first day we were welcomed and looked after by Giorgia, an exceptional person and professional, who took care of the event in every detail. All our guests appreciated not only the beauty of the structure but also the excellent quality of the food, from the buffet to dinner in the dining room. Maurizio, the maitre d' was always available and attentive to our every need. The rooms we stayed in were also beautiful, with a spectacular view of the sea. The evening was accompanied by Antonio's engaging musical group. We will never forget the emotion we felt, while cutting the cake on the beach, seeing the fireworks from the sea🥰 The location is one of a kind and we thank all the staff for making us live a fairy tale.

Very nice structure as a whole, surrounded by a lovely landscape. The overall judgment on our weekend experience is controversial. In addition to the beauty of the place, what undoubted merits, the beautiful and comfortable beach, where you spend excellent days, thanks to the umbrellas of really generous size and well spaced between them, as well as the care of the large and charming garden on several levels that make the place really beautiful. Another positive note is represented by the courtesy of the ladies in charge of breakfast and someone among the beach staff. There are, however, some sore notes, which spit and weigh, given the category of the hotel and the price (whose balance, moreover, is unusually required at check-in). The cleaning and maintenance of our room seemed to us, so to speak, not very accurate (that's an understatement). Some of the products offered for breakfast rely more on abundance than quality. And the other thing that really surprised us, because we had never happened and never imagined it in a "luxury" structure, is the claim, by the management, that the guest uses the same beach towel for several days. Incomprehensible and unpleasant. In conclusion, in our experience, the beauty of the structure and the landscape prevail over the quality of the management, which - in our opinion - would benefit from a greater degree of professionalism and attention to the customer, more corresponding to the high price and category of the Resort.

Unfortunately departing from a weekend spent in this dream resort.
I could write a book to describe my beautiful experience, but I summarize it in a few words!
The location enjoys a unique position, attention to detail, with taste and refinement. The sea, the beach and all the staff around it make your day that moment of pampering that we all look for in everyday life.
La stanza sul mare, no scusate, nel mare….ma che ve lo dico a fare! Da provare!
I believe that those who have succeeded in generating all this goodness of God should only receive great applause!
The writer is a hotel manager... away with his wife!

My stay at this property was an experience of love and hate. There are aspects that deserve excellent recognition and others that have been really disappointing.

Let's start with the positive points. The staff was impeccable: the friendliness, efficiency and helpfulness of those who work here are from 10/10. I can only praise those who take care of guests, always attentive and ready to meet every request with a smile. The quality of the restaurant and breakfast was also very good, I would say a 9/10. However, the hygiene of the buffet left much to be desired: in addition to noticing that many guests took food directly with their hands, I witnessed people using the juicer independently, inserting dirty hands into the machine to prepare their own juices. This practice is not only inappropriate but also hygienically risky. I immediately reported this to the staff, and steps were taken the following day to limit this behavior. However, this is a situation that should have been prevented and prevented immediately by staff.

As for the structure, the hotel is very nice in the common areas, but unfortunately the room we were assigned was not up to expectations. Although the view was excellent, the room was old, with a 1970s décor in need of renovation. For a 4-star hotel, which charges a certain amount, it is not acceptable to maintain rooms in these conditions. The shower was very small and for two days we had to manage an ant invasion on our own, as we were told that the facility could do nothing, leaving us responsible for using ant poison.

Another big sore point was the behavior of one of the beach attendants, who used the same broom to clean the ground, deck chairs, sunbeds and umbrellas. In addition, I found it inappropriate that umbrellas and sunbeds were planted directly on the shoreline, an area that should remain free, being state property.

Finally, one of the most serious outages we found was related to the pool at the property. Upon our arrival, without any notice, the pool was closed, preventing me from using it. This was a big problem for me, as due to my physical condition I cannot easily reach the beach and the sea, located about 100 meters from our room. The pool would have been a much more comfortable and safe solution for me, but we were only told "sorry" as justification for the sudden closure. I find such a serious disservice unacceptable, especially for a hotel of this category.

In summary, while some aspects of the property seem worthy of a 5-star hotel, others make it look like a Hostel. Here is my final report:

- **Personnel**: 10/10
- **Location**: 10/10
- **Cleaning**: 5/10
- **Services**: 8/10
- **Restaurant**: 8/10
- **Management**: 4/10
- **Camere**: 0/10

A nightmare. Arriving late in the evening with a standard room reservation, we are accompanied into a real hovel. A room in which it was difficult to move, one side of the bed was impassable for passage, a bathroom without a bidet and with a small, dilapidated and dirty shower. Both the terrible state of maintenance and the cleaning (perhaps not done?) left something to be desired. In the bathroom the shower tray was full of rust and when I opened the toilet I found some toilet paper. A room costing 255 euros!!! A room that was already a lot to sell for 40 euros because perhaps a hotel really shouldn't do that. The reception immediately responded to my complaints by changing my room (without increasing costs) and assigning me a superior room. Even the new room is nothing special as far as general maintenance is concerned (but it is a constant feature of the hotel) and always, a sore point, cleaning. Among other things without being reached by Wi-Fi and with lack of telephone line reception. Virtually isolated. Let's get to hotel services. Sufficient but for a four star at those prices they should be better. On the beach, for example, the first row of umbrellas is not reserved for hotel guests but for external guests. The breakfast staff, although very helpful, appeared very shabby in their clothing. In conclusion, truly a nightmare hotel.

After A drive of 3 hours we Arrived at this hotel. We really tought it was as Nice as on the pictures on the website. Welk, it was not. It was as dirty as jell!! Dirty Windows, Dirty door, smelt room, spider in the bath, etc.. we booked a Suite voor 3 nights for €1800 including breakfast. it really didn't look like a suite at all. after driving for 3 hours we really thought we were arriving at an incredibly beautiful hotel. the parking lot was awful. ae decided themselves where to park your car, even if it was not safe there. also the road to our suite was terribly dirty. was full of branches, rubbish, animal droppings etc. we then decided to pack our luggage again and drive home again. we went to complain at the reception and after a lot of complaining and seeing we got our money back again.

Response from Aeneas' Landing, Altro at Aeneas' Landing Resort
Responded 12 Jul 2023
Dear Ritchi, thank you for your feedback that we take into great consideration. As manager of Aeneas' Landing Resort, I would like to explain to Tripadvisor community that our hotel is not isolated, neither difficult to reach, as it is located a few kilometers from Gaeta, one of the most fascinating village of Rome South Coast. The resort is built in an outstanding natural beauty scenario and we regret that it did not meet your expectations. I am sorry that you considered the structure and the rooms dirty and that you had difficulty parking despite the presence of parking inside the resort, managed by dedicated staff. I am also afraid you did not mention your issues, as our staff is always available during guests' stay to resolve any major or minor inconveniences. Thanks again for choosing us.

**Disappointment**

**What you liked:**
- The location of the hotel and the beach are very nice. Not everything else.

**What didn't like:**
- The bedroom, which should have been sea view, was small, old, no wifi, no TV, antiquated and unrenovated. Moreover, it was impossible to open the window because the guests of the other rooms passed in front of ours. Opening the window, everyone could look inside. So, the room was seafront just so to speak... It was probably the old locker rooms on the beach that were roughly converted into a room.
- The restaurant is absolutely not up to the asking prices. I was asked 50€ for a plate of fried squid... 157€ for squid, two mini fish slices, water, a glass of wine, a coke and a packaged ice cream... Like a starred restaurant, but this is not.
- Also, absurd and not acceptable: on the day of checkout the beach umbrella was not included and I was asked 150 € for the umbrella. I spent 1250€ to have the beach umbrella for a day and a half. Check-in Friday, check-out Sunday. The day of check-out was a wasted day given the absurd request of 150€ for the umbrella. Ruined vacation and bad mood... I have been to many hotels of this level and such a thing had never happened to me. I will never return to this place and I recommend places where these things do not happen, such as the two adjacent hotels where I have been, and this absurd request of 150 € for the umbrella on the day of checkout has never been made to me. It was always included of course. So, thank you, but you'll never see me again.

We stayed a few days in this nightmare "Resort", the room was old, dirty and smelly, surrounded by ants and spiders, the bathroom was a nightmare with the curtain still in the Modica style, the sum of €420 per night.
The staff were friendly but not organised, we ate quite well at the restaurant, even if the dishes were served first and then the cutlery... the very high prices which absolutely do not justify the lack of service and quality they offer.
The only positive note was the beach, large umbrellas spaced out and it was really good.

We have recently returned after a week in this structure, which is certainly beautiful and well contextualised. It's a shame however that it was completely inadequate to the standards expected of a 4 star resort!!!
1) No porters provided, so we were forced to drag our suitcases up and down ramps and climbs and I assure you that it is very uncomfortable and tiring!!!
2) Dark, damp room with an unpleasant odor (mold)!!!
3) Inadequate courtesy service, no slippers, toothbrushes and more provided, but only the bare minimum!!!
4) Do-it-yourself breakfasts with few staff and poor service (as they rightly complained to each other), desserts and breads offered, almost all frozen, with the exception of a few plum cakes and a few tarts. Poor quality meats and cheeses!!! scrambled eggs without a suitable container, left in the air to oxidize!!!
5) bar, restaurant and bistro prices are high compared to the quality of the products offered and the always poor service!!!
6) wifi only on the beach, no telephone line
7) beach and sea top marks

The Resort is rated in my opinion as a 3* for the following reasons:
Obsolete dark rooms, there were ants on the ground and a smell of closed, the TV did not work, the bathroom was really small, without a bidet and with very old toilets.
The staff is very friendly and also the food deserves a positive Rating, both the
Breakfast that the salad served on the beach;
I find it frankly excessive to pay 600 euros for a triple that comes in the aforementioned conditions.

I think you may need to contact the hotel directly or book directly on their website. We didn't stay there. We just had my daughter's wedding there.
