Stayed for two nights over a weekend. Room was basic but clean and all the essentials were available (hair-dryer, kettle, ironing board, toiletries).
It's a few doors up from a Weatherspoons but never had any issues with noise.

Go to reception to book your breakfast. It will cost you £5 each but is excellent value. Better than Weatherspoons. No parking on site, pay parking about 5 minutes walk away. If you are just visiting to look around use the excellent tram system very regular and clean. The Gardens hotel is right in Piccadilly convenient for everything. Would recommend.
