We didn't expect much from the Palace View, since they don't even have a website. But it was worth doing the research to get info about it. We found their listing on the Linlithgow town website. I ended up calling the owner, Jim Ross & got his email address that way. They have 2 big rooms on the second floor:...

The rooms are spacious, en-suite, with everything we needed and more (one double bed, one single bed, chair, kettle, TV...). The hosts were very welcoming and charming. We chose the room with the view garden since we are light sleepers and preferred a silent room rather than the one facing the main street (which has a nice view of Linlithgow...

Really comfortable room. Very friendly. Don't be put off by the rather dour exterior, once inside the rooms are lovely, comfortable beds, beautiful bathroom s and accommodating owners. Would highly recommend this establishment.

We stayed here for 1 night to attend a family birthday party and it was a great little find. I emailed the owner to arrange the booking and offered to pay up-front but James said it was fine, just pay when you leave.... brilliant. It is in a great location on the main street and so central for the train...

This is purely a comment on host Jim Ross's wonderful reaction when we had to cancel at last minute. (We were booked in for 3 nights but my wife fractured her ankle and couldn't face the stairs). Jim was not only relaxed about the loss of a booking but also did his best to help us find somewhere with ground...

Lovely guest house in central location. We were in a family room which was lovely. Very spacious and clean with huge ensuite facilities. The lady owner was very friendly and helpful. Lovely continental breakfast in comfortable modern kitchen. Would return to this guest house.

Stayed for one night, the room was lovely , very clean and tidy, very friendly family ran business! Made us feel so welcome , also very helpful with advice where to visit . Would defiantly stay here again , and have recommended to friends and family

We stayed here at the last minute as we were attending a night out in Linlithgow and didn't fancy driving home afterwards. Despite only phoning about 2 hours before we arrived we got a room no problem. The couple who owned the place were friendly, the room was nice and the breakfast decent, and we managed to park outside. Couldn't...

I stayed here in April on business .The welcome and help from owners was really helpful rooms were a very good standard and secure as all rooms on offer Had locks fitted and were very secure .A very central location in town Easy access to everything . would recommend to all my friends and would go back happily

We stayed here in August 12, whilst visiting friends who live in Bowness near Linlithgow. We were welcomed by a very friendly lady, and her noisy dog which she quickly sorted out bless her. The rooms were lovely, large bathroom, big double bed and also a single bed. The windows let in quite a big of noise, but being on...
