room outdated and hotel and room could do with a complete refurbishment; hotel feels rundown; overpriced IMO; reasonably clean; staff in restaurant good; not much space in room other than for bed; awful industrial ceiling to room

While refurbishment is always our priority every year age of the building has it's restraints. Our dinning room is ornate. We are convenient for many historical gardens and Universities. We are the gateway to the North. Transportation is good and reasinably priced.

I travelled by car but think its a ten min walk not sure on buses

Yes, as others have said there are a few ensuite rooms. The one that we stayed in, had a shower rather than a bath.
