This was a lovely B&B for our weekend in Edinburgh. The room was comfortable and very spacious, and Penny's breakfasts were great. Penny went out of her way to make sure everything was right, and was very helpful in recommending places to eat to visit.

Lovely rooms in the bottom part of a traditional Georgian House. Fabulous breakfasts with rich discussions with the hosts about Scottland and more. We walked everywhere in the "New Town" and "Old Town" of Edinburgh. Penny and Richard are wonderful hosts!

We stayed at No.38 for the first 3 nights of our recent tour of Scotland. Our room was huge with a double bed, single bed and comfy sofa. A small fridge with fresh milk was an added bonus. The en-suite shower room is small but ok. Wifi is available but we had some problems in our room as the walls...

No exaggeration. The best B & B we have ever stayed in. The breakfasts....oh the breakfasts!!!!! Lovely people too. Richard is as interesting a host as you could find. Penny was lovely too!! Big rooms, great location.....spotlessly clean.

Suits and shopping bags rule the streets of New Town, until after dark when strappy dresses come out to play. This is the city’s central business district with its smaller offices, clothes boutiques, and many of the city’s flashiest restaurants and ritziest clubs. The architecture along roads like George Street helps give it a swank and formal feel: it’s a planned Georgian development of regal townhouses, geometric squares, and self-important statues. But it’s also a very wanderable neighbourhood, with a healthy bustle at almost any time of day and fine people-watching in places like St Andrew's Square which fills with picnickers around lunch. You’ll also find a series of cheerful basement bistros on Hanover Street, while dark Rose Street has something of the feel of an undiscovered back alley and is chock-full of characterful pubs and small independent shops.

“We had booked a twin room and got what I think is a family room, but only payed for a twin room. The hotel is located below street level on a quiet street. We had windows to the street, or more exactly to the stairs leading down from the street. That was no trouble and it was always quiet when we went to bed. The room contained a large double bed, one single bed and a comfy sofa. The room was so cozy, although it sometimes smelled just a little bit of old rugs... But that was never a problem.”
