Green mould all over bread at breakfast on first morning; owner demanded 3% extra for paying by debit or credit card; ridiculously noisy room from main road outside; rock hard bed. Worst B&B I've stayed in anywhere.

The view from room 1 of this very good guesthouse in Leith across the playing fields is a magnificent panorama of the whole Edinburgh skyline. Stayed for the second year whilst visiting the Fringe. Always found Yoka and David to be very engaging and helpful and although breakfast could probably be a little slicker, food is of a good bed and breakfast standard. Price reflects it's slightly out of city location, which can be reached by a short car journey or you could hop on...

What a terrible experience! Stay away. Dirty bed sheets, which included blood on the pillow - sadly not noticed until next morning. Dusty furniture. Were asked on arrival what we wanted for breakfast the next morning! We ordered one cooked breakfast which, when it was served consisted of bacon, mushrooms and a fried egg all swimming in grease!

Prior to booking, we read the Trip Advisor reviews - especially the 'one stars' (!!!), however we found the place and the hosts to be absolutely fine. Lovely en-suite room with a cracking shower. Wifi in our room was fine. Plenty on street parking. Our stay (one night) was probably over priced, but I suppose when you've got a guest...

The owner David is very confrontational and does not respect the customers nor their opinion. The visit didn't start off well, given that he pushed for payment when we stopped to leave our luggage 3 hours before the room would be ready! The house and rooms are spotless and very well decorated, the bedroom was large, airy and had a very clean on suite with shower. David the host is very friendly and accommodating with advice on buses etc. The number 23 takes you straight to Princess Street. Breakfast options we're good, cereals, yogurts, toast and jam etc and my cooked breakfasts...

Lovely house good sized rooms could be very good, it is badly let down by breakfast and tea making items in the room amongst other things, Virtually raw bacon, tepid tomato & mushrooms awful sausage.
