Very friendly welcome, very helpful and perfect for our stay in Edinburgh. Perfect location for wedding we were attending in Botanic Gardens. Staff really friendly. Would definitely go again. Clean and very accommodating for our needs. Very traditional Victorian house

We had a pleasant stay in one of the rooms with a shared bathroom. The hosts were very helpful and friendly. Room was clean, tidy as was shared bathroom. Would recommend and stay here again. Cooked breakfast was fine if a little small. It was very useful that you could leave luggage during the day.

We spent two nights at the hotel and it was great. Really friendly staff (before and during our stay), super comfortable room and bed and great breakfast. The area where the hotel is situated is really close to the city centre. It was a really good experience. Thank you!

Very comfortable and reasonably priced. Very good service, and the breakfast is great, many choices and - surprise - "substitutions welcome". Within reasonable walking distance to the city center if you can manage hills.

The place was easy to find from the airport bus. Coming down through the old Georgian quarter in the New Town. The room was spacious and clean. And the view was nice. The breakfast was tasty and the service were really nice people. We would come back.

I was in a single occupancy room which was clean but desperately in need of renovation. It was located in the basement access via a stone staircase with no handrail. I new that the facilities were shared but the nearest toilet was situated on the ground floor which meant having to climb these stairs. The nearest shower was on the...

Slept in a simple, nice and clean room in this comfortable and friendly b&b. Great location, 10 minutes walk from the centre or an useful bus-stop really near. Continental breakfast but not only that: full choice also for italians nutella's fans like us :)

Good hotel in a great location, just a 10-15 minute walk up to princes street (it is quite a steep walk which was fine for us, there is also a regular bus also) there's a few pubs, shops and the botanical gardens very close by. What a find! I was finding it difficult to get a budget stay in Edinburgh when I found this place, and what a find it was! Very close and convenient to the city center, with very attentive staff. Met at the door by Simone - wonderful hostess!! We had a cozy room overlooking the back courtyard greenery surrounded by beautiful Georgian townhomes! Everything was clean and comfy - with delicious breakfasts served with a smile! Couldn't have asked for a better location either - right around the corner from a delicious café, local pub, and even a stocked...
