Great owners, fantastic breakfast! New, clean bathrooms, big room, perfect location. Better than a lot of hotels. Unfortunatelly the gym room wasn´t available but apart from that everything else worked out really fine

What a great little find. It's an entire Georgian house and very chic it is too. It's different. You have the run of the place (kitchen inc) and it really works. It's not a hotel (remember that! We loved our stay at One Royal Circus. We had one of the rooms on the top floor with a nice view over the Circus. It was huge and well appointed. Breakfast was great and there were lovely little touches such as Nespresso machines in the rooms and also in the communal areas. It was really like spending the weekend...

Our first visit to Edinburgh was amazing and One Royal Circus played a very important part in it.The location is central within walking distance of most major tourists attractions.This B&B is a beautiful townhouse ,beautifully decorated,comfortable but yet elegant.We had a suite on the top floor looking over the park.Loved it!! This was a spectacular find! We booked out all the rooms for friends who were in town for a wedding. I ran into the owners a few years later, randomly, and they are just lovely!!! I highly recommend this hotel. You'll adore all the little secret decorations!! Enjoy!!!
