Very friendly, helpful staff. Very clean rooms, cleaned daily. Powerful, hot shower. Variety for breakfast (although no haggis or black pudding!) 20 minute walk to town centre. The only downside was the noisy pipes/water system when the rooms above flushed the toilet! Overall, I would highly recommend a stay here.

We stayed a few nights were very pleased with the accomadation the staff were lovely and went out of their way to make sure we were happy. The breakfast was beautiful and were very happy with our stay

This hotel was fantastic, friendly and very welcoming. I stayed here on a girls weekend away, we were in the family room with 4 beds, the room was very big, spacious and clean. We stayed here for a couple of nights. The room itself was nice, though a little small but the hotel itself is very noisy. We were woken multiple times through loud guests and loud plumbing as sound travels very easily, alongside being next to a main road. I booked two rooms for Monday 3rd, as five of us had cycled from Newcastle to Edinburgh for charity. So five men. In the three room there was only a double bed and a single bed. At first it seemed a bit "off" but with the excellent bus service right outside the door, two routes going to the city centre (and back...) with short intervals made it a breeze to get to where you wanted. We stayed here after a problem with our initial booking at a different guesthouse. We gave them short notice but they accommodated our needs fantastically. No request was too much and staff are all friendly helpful and knowledgeable. Breakfast was excellent fantastic choice and something to suit everyone. Room was great with a powerful shower in the ensuite, very comfortable bed and nicely decorated. Had hairdryer and straighteners in dressing table in case you needed. Staff very friendly and accommodating. Offered to help with tours, taxis, directions you name it. Lovely location and a great breakfast to start your day.
