My son and I stayed at Averon recently. We were each given a double room at very reasonable rates. My room was very clean and warm and the bed was very comfortable. On arrival friendly welcome and even though early room was ready with heating on; room 7 in annex which had a view of the garden. Private car park was a blessing. Easy access to centre of Edinburgh on foot or by bus. Breakfast was good with a friendly service.

Apart from a cold room, very nice experience. Thanks to the staff and the owner. They are very serious about the job they do. I had left behind my iphone charger. Next day it was sent back to me safely. Thanks for that. Hope you received your money safely-)

The staff were very friendly and helpful, the room was clean, tidy and warm, great location, excellent value for money. I would defiantly recommend this bed and breakfast to anyone looking to stay in Edinburgh. Such a great atmosphere this bed and breakfast has and certainly deserving of praise.

Very friendly and helpful staff and owner lovely, very close to town centre which is within walking distance and guest house provides free parking and was told we could leave the car there all day on the day of checking out. Only thing which wasn't the best was the shower not much water flow but that might have been down... More

Stayed here for 3 nights and couldn't ask for nicer service. Breakfast was really good young man who severed us very friendly couldn't do enough for you. Advice was given about attractions to see and even asked the next day what we did and if we enjoyed it and recommended other things to do based on previous days outings. Good... More

I am sitting in one of the family rooms writing this as I feel that this lovely guest house deserves a lot of praise. We checked in for one night and I cannot fault anything about our stay. I had a very short visit in Edimburgh, but with the help of hospitality of the staff, the great service and the warm and clean facilities, really make my day. In the next visit I will stay there again.

Stayed in a family room, which was clean, comfortable and had plenty of space. The staff were welcoming and friendly. Convenient location, within walking distance of Royal Mile, and off-road car parking. Would definitely stay there again.
