Lovely bed and breakfast. Decorated to high standard and very clean. Carolyn was a very honest and sincere host. The breakfast was one of the best we have had, love the designer teapots!! There is ample parking and the number 37 bus takes you straight into Edinburgh. Thank you Aaron Glen we will be staying again soon Robin & Sharon...

I spent three nights here in August during the Fringe Festival. Carolyn was a very gracious host and it seemed she got to know her guests. Breakfasts in the morning were stupendous and filling. Excellent b and b. Superior extra touches make the difference. Quality beds and breakfast cooked to order by cheerful host. Loved the honesty bar!! Great touch. Good parking with transport links outside. Extremely clean and well presented. Will return soon and recommend without reservation.

Anybody going to Edinburgh should stay here, the owners are fantastic and make you so welcome. The beds and the breakfast are 1st class, and nothing is too much trouble for Carolyn the owner. Beautiful rooms and very very good value for money. Me and my wife will definatly be staying here again.

One of the friendliest Guest Houses one could ever hope to stay at. Rooms are fresh and immaculate. Breakfast is a must and you won't go hungry or need anything else for hours. The owners are two of the best hosts one could ever meet
