Checked in and paid for the room at check-in stage. We thought we were getting bed and breakfast but it looks like we only booked bed. We were in room 2, which faces away from the beautiful Leith Links, a wide open grassy park, and over a quiet back street. The room was clean and airy with a high ceiling,...

Great place stayed 4 nights enjoyed it ..The man on reception was helpful ..clean room ..clean towels ..tea n coffee in the room .. worth the money ..nothing rly to complain about ..The bus stop is 40 sec walk from the hotel then a 10 min ride in to the city .. £4 for a day rider well worth it...

This must be the most un-welcoming place I have ever stayed. Yes this place is cheap, but it is cheap for a reason. No staff appear to work in the place. The day before we were due to arrive we received an email telling us how to get into the guest house. This involved security codes for a box on...

I was after a base for the week whilst I looked for permanent accommodation in the area and this place suited the bill nicely in terms of location, free onscreen parking, and WiFi. I hadn't noticed that breakfasts were extra and given the number of cafés in the vicinity there was no way I was going to fork out any...

Went for a pre xmas break 2014. One of the cheapest guest houses in the area and for the price was incredibly clean and modern. Location is very quiet long road opposite a lovely park. Distance from centre is only a £1.50 bus away, £7 taxi or hald hour walk. All the plug sockets were situated close to the mirrors...

Positive: Rooms clean and comfortable. Quiet location opposite park (Leith Links). Near several bus routes to all parts of town. Heating was fine. WiFi operational but slow (OK for emails, not for streaming films). Cheap. Negative: “24-hour reception” is only open a few hours in the afternoon. The alternative “Express check-in” consists of standing outside the door (in the rain)...

This is not a guest house in my views and after putting up with this venue for two nights in October 2014. After driving for over 6 hours, to get to the venue to feel that you are not really welcomed just given your room key, told the times for Breakfast - Not even shown to the room. The room...

This is a sort of "self-service" Guest House - as there's hardly ever any staff present except for a few hours in the morning for room cleaning and check-out. On arrival, armed with your booking, you have to telephone a number to get the code to gain access to the building and then you fine your envelope with a room...

On arrival, the place appeared dark and dingy and I instantly felt ill at ease. There was nobody on reception, just an envelope with my keys. On entering the room (room 7), I initially thought it was a cupboard and I'd gone into the wrong room but quickly realised this tiny, very warm space was my room for the night....
