I had a cosy, well appointed room on the top floor. The owner greeted me warmly so I felt at home from the get go. This was the first time I'd stayed in a B&B/guest house for years but it went very well. I would definitely stay there again.

just come back after a 4 night stay. The location is good, about 30 minute walk into the city centre if you don't mind walking. Lots of cafes and eateries on the way if you want to break the journey. The bus stop is just across the road if you prefer to take the bus. The guest house we found...

A very nice guest house within a walking distance from Arthur's Chair and the older parts of Edinburgh. The 25 mins walk does not only reduce the room's price - it is indeed a joy in itself - as it is full with small restaurants, bars, cafes, 2nd-hand and antique stores as well as ethnic places. the rooms are beautiful...

I wish there was a way to rate the host, food and service separate from the comfort of the beds as they in of themselves were great and easily could have received 5 stars. However, we stayed in the twin bedded room on the ground floor and the beds were as hard as a rock. It made our 3 night...

Would highly recommend. Very good value for money. Owner very accommodating with comfortable rooms and lovely breakfast. Approx 30 min walk along straight road into the town. Parking is just around the corner and easy to acquire a space.

Room and private bathroom were very clean. The room was small (as described), but fully equipped with a small wardrobe, kettle/tea/coffee, hair dryer, TV. Breakfast included in the price, very good variety. WiFi free of charge with good speed and coverage. Staff friendly. Location was convenient for me. The price was unbeatable for what is offered.

I went there for a short escape to Edinburgh and I was very happy with my room. Nice view, clean room, with TV and free WiFi. Mr. Smith is very friendly and helpful, and I felt very welcome. Stayed at smiths guest house Black Friday wkend , nice guest house clean tidy rooms en suite, good breakfast to start day, Neil the owner good for a chat,plenty of hot water for shower morning and night.Its about half hour walk to city centre, OK on fine day but it never stopped raining all wkend, plenty of pubs to call...

A great welcome from Neil. Very nice twin room with en-suite, beds very comfortable and clean, rooms cleaned every day. Towels nice and thick, breakfast lovely and plenty too, sadly I was not able to eat all mine. Small room, but nice bathroom across the hallway. Easy to get to town centre by bus. Missed a living room/ common room to use at night. Quiet area and close to a small park. Friendly host with very nice, big dog.
