What a fantastic find of the years visiting our Son in Edinburgh I wished we had found this hotel five years ago. This was the first stop on our whirlwind tour of Scotland...so it was wonderful to be greeted by Franco and his smiling face as we were pretty tired after a day of travel. Up the hill is a lot of activity, but along this street straight from the center of the Royal Mile is this special place. Pre-visit email correspondence with host was attentive and helpful. This place is far better than those anonymous hotel chains. Great furnishings and decor! Good breakfast! Above all Franco and Lynne really care for their guests! Bucks Fizz at breakfast! Nip of whiskey for nightcap! They spoil their guests! This place is a quality stay with that all important personal touch.

Had a great weekend. Very nice large ensuite room with a sofa and tv. There's lots of nice touches like a dvd library and a tot of whiskey when you return at night. The premises is well placed for a walk in to the city centre or over to Arthurs seat. The host is great and has lots of useful...

Good location, about a mile from Waverley Station and half a mile from The Royal Mile. Nice bedrooms with good ensuite facilities. Excellent breakfast and very friendly and welcoming host, Franco. Would definitely recommend and use again if we return to Edinburgh.

Room was great but the breakfast was absolutely fantastic! Never had a breakfast like that at any other B&B! Very clean room which was appreciated. The evening glass of whiskey was a very nice touch. Again, the breakfast was phenomenal. Great advice on how to travel around the city too.

Stayed for 3 nights for the rugby weekend. Beautifully decorated period house with great hosts. Room comfortable with huge bed and large shower room.
