A perfect location to stay when in Edinburgh - 10 minutes walk from princes street and a really lovely town house very clean and Lucas is a great host - the bedrooms are large and comfortable everywhere is spotless and though they don't do breakfast you can bring your own and use their fridge and microwave facilities - second study...

We travelled to Edinburgh in order to attend the Rugby at Murrayfield and booked the room to stay overnight. We were aware there was no breakfast facility and that some rooms were not en suite. We had an e mail in the days leading to our stay asking our likely arrival time, this was to be earlier than the 2pm...

This hotel is just a few minutes walk from Princess Street yet the area is nice and quiet, especially at night time. We were welcomed by the manager Lukasz, who can provide you with information on where to eat or places to visit. Our room was in the basement, which has its own access. The room is basic but clean...

We stayed 3 nights here lovely room very warm room room cleaned everyday fresh towels everyday spotless room and bathroom warm friendly well come lots of advice on places to visit and eat only drawback they don't do breakfast but would stay here again 5 to 10 mins from town

Good points were the handy location and bed was clean and comfortable. Bad points were the private bathrooms were a walk down a public area, the fact that we got no hot water cos they had switched it off, the amount of stuff on every surface- ornaments, lamps, cushions, photos etc etc and lack of heating. My son, his partner and I stayed here from 5 to 7 August 2016 and it was just the loveliest place my son could have chosen for us. The owners are so friendly and very helpful and give you all the information and advice to get around Edinburgh. I just LOVED this place and would DEFINITELY stay there if ever...

Just returned from a 2 night weekend break. Enjoyed staying In this warm and friendly guest house . We stayed in the basement twin room with a private bathroom just outside the room. This was a really lovely place to stay, clean, comfortable, friendly, lovely décor, with the possibility of relaxing in a beautiful sitting room, very helpful staff and close to the town centre. We were also allowed to leave our luggage as our departure was not until the early evening.

I visited here with my Dad a few days ago for the Military Tattoo. It was his first flight so I wanted it to be as perfect as possible. I always worry about hotels, especially when you find them to be a lot cheaper than hotels in the vicinity so I was a bit wary about what we would find....

Had a lovely over night stay here with my friend. Lukas was very helpful and made us feel welcome. Room was lovely a bright very modern. Nice touches with fresh fruit, juice, yoghurt's & tea and coffee facilities. Would come back to stay and recommend to my family & friends.
