Booked here as usual city centre hotels I have been using were booked up, or had doubled their rates. Got 2 nights B&B for less than what I would have paid in the city centre. Location wise, plenty of buses if you need them or a 30 min wander to town. Nice and quiet too. Breakfast was pretty damn good,...

Our original booking was done online, for two nights. We were out and about all day, and so missed the call to say there'd been an error. On arrival, Carolyn was apologetic-it was not her error at all, and she gave us all the info we needed to arrange for a refund through the service we'd used (which was very...

Thank you for your review and your helpful hints for future visitors in June. The Royal Highland Show is well worth visiting and as you rightly said, don't leave bookings for June to the last minute! Kind regards Caroline

Tucked into a residential area a short walk from busier, noisier thoroughfares, Ashdene House offers Old World charm and a quiet escape from the urban activity of Edinburgh. Our room was large, impeccably clean, nicely furnished and comfortable in every way. Aided by unexpected and somewhat unseasonably mild weather, we slept with the windows open every night - something completely...

This b&b is in a wonderful residential area and the house is wonderful as well. The spaces were clean and tidy; the room had every comfort and an en-suite bathroom. The breakfast was very nice with plenty choices. But most important, Carolyn is so kind and friendly! I do recommend this peaceful and lovely B&B!

Having already booked a guest house in Edinburgh it was a shock to arrive and find that the guest house had not received the booking confirmation! That were full and so an alternative had to be found. Fortunately this was Ashdene House. The owner was most welcoming. The room was small and the bathroom very small indeed but both were...

My husband and I stayed here over a long weekend visit to Edinburgh. The room was lovely, good facilities, lots of mirrors and clean linen. The only downside was a strange musty smell which never went away although we kept the windows open all night. There was also quite a bit of dust on the surfaces. On the plus side,...

I was immediately pleased with my choice of guest house because minutes after I signed in, I realized I left my phone in the cab. Despite my vague recollection of where I got picked up, the staff was able to call and get my phone back! The room itself was small, but definitely served its purpose for my stay. It...

Two of us stayed here as we were working in the local area again. Rooms are spacious and homely, the beds are comfortable, great Digtal Tv and wifi access. Breakfast is brilliant, your typical full breakfast + cereal and toast and juices. Look forward to our next stay.

My main requirements for a B&B are, clean, comfy and welcoming. Ashdene House surpassed my expectations in every way! Immaculately clean from top to bottom, one of the most comfortable beds I have slept in for a while, a fabulous breakfast, including homemade bread and jam all provided by Caroline who thinks of everything. Nice extras included day tickets for...

Stayed for a week Stayed at Ashdene House for a week with family, both rooms and en suite bathrooms were spotless. Comfortable beds and all furnishings well looked after. Good breakfast menu in conservatory overlooking well kept garden. Friendly welcome and Caroline was very helpful about how to get places and with things only locals know. Quiet location but close...
