I hate to be critical because the best thing about this hotel is the staff. Really lovely people from the manager onwards. Stayed in a single room with only daylight via a small skylight. Advantage was that the room was quiet. Room was small, clean and simple. Staff was friendly. Because I left too early to get breakfast, they provided a some fruits and juice. Found it a bit over priced for what you get.

Excellent location with gentle walk to city centre so no need to use car once arrived. Plenty of on street parking although we stayed at weekend which was free but would be expensive midweek. Rooms were spacious and spotless with hearty breakfast to set you up for the day.

This is a lovely hotel within a short walk of the centre of Edinburgh. The room was immaculate and cleanliness is beyond reproach. Nothing was too much of a problem and Matthew and Patricia could not do enough to help. The dour Scot humour at breakfast gve a great kick-start to the day. Would go back tomorrow!

I think you should make it clear to people that this hotel has 3 floors lots of steps and no lift and the lady owner gets quite nasty when you ask for help with your suitcase.The breakfast was very good

Stayed in single (twin bed) room on second floor back of house. Agree with others that this type of room is more like a hostel than a hotel. Pros: Based on reviews, back of house is best for views (lovely garden) and quiet (very restful). Plug in heater in room worked well...needed as outside temperatures never got above 60. Cons:...

A very lovely hotel with a 0.5-0.7 mile walk to major shopping, buses, tram, or train station. The host Michael is very funny and friendly. His wife, Patricia, is very kind. We stayed here during the opening weekend of the Festival in August having booked online. The location was really good, the staff friendly and the building beautiful but the actual accommodation was something from the 70's. As soon as we were told we'd be sharing a bathroom and had opened the door to find two single beds it became clear...

Lying where grandiose New Town townhouses give way to malls and utilitarian housing, Broughton and Calton have long been transitional neighbourhoods with a mixed identity. It’s here that Edinburgh’s gay village found a home in the 1980s. But gay culture is anything but overt along bustling epicentre Broughton Street; even if polished pubs, hip bistros, smart delis and art galleries all speak of affluent good taste. The top of Leith Walk is more ragged. This major thoroughfare boasts a famously gritty gay club, as well as a strip of good Indian restaurants. Regal Georgian and Victorian townhouses preside over largely deserted streets in Calton, where only the occasional restaurant or hotel brings much life. Even so, a steady trickle of idlers and picnickers pass by to climb Calton Hill for its wide-open lawns, wonderful city views, and curious monuments – an Athenian-style temple among them.
