Staff, all very helpful and cheerful. House very clean, Room cleaned each day. The Breakfast was Wonderful and very filling. The only down side was the Mattress in room 6. Overall we had a very nice stay in a Lovely Guest House. Thank You

This is a good option if you want to stay centrally without breaking the bank. We stayed here over the Christmas period and had a nice big room at a lot less than the big hotels were charging. We stayed here with our two kids for our first festival experience. Kenny and Kay made us most welcome, shame they couldn't do anything about the weather! We loved our family room, breakfasts were great, though a shame they didn't serve any haggis. Great location for festival goers with good venues within walking distance.

My mum (who's retired) booked in here for a break to see family in Edinburgh. She was given a single room rate of £45 per night B&B which is not bad for central Edinburgh but as it turned out she would rather have paid more for better accommodation. Accommodation is a Bed and Breakfast so don't have the Hotel Amenities Kay and Kenny are great hosts, very friendly and helpful with advise on what to see and how to get there. They have the best breakfast and the rooms are lovely and clean and well decorated. There are some lovely restaurants and pubs close by and a laundrymat....
