Very clean guest house. Great personal service. Super breakfast. Free on street parking. Good location. Easy for bus routes. Easy to drive to/from. Traditional guesthouse décor. Good value. Will return. And of course its in Edinburgh!

Just got back from spending Easter weekend in Edinburgh. First time we've took the kids up, and the guesthouse was a perfect retreat for us, thank you very much. Spotlessly clean, got full Scottish breakfast which was lovely. Beds very comfortable & roomy wardrobe with plenty of drawer space. Plenty of tea & coffee in the room. The gentleman who owns the property is very pleasant & helpful. Only downside lot of stairs, so if you have walking difficulties not for you. Also shower not very hot, but water...

Arrived early but this was not a problem. Owner was very welcoming and informative. For what we paid for a 5 night stay I have no complaints. Clean dated but adequate. A good walk to centre a good 40 minute walk so don't book this if walking or public transport is a problem. We prefer to be on the edge...

Comfortable, small for 2 people second floor. Towels weren't changed when left on floor but a good B&B. Lovely host Bob. Excellent choice of breakfasts. Good dining room. Close to Britannia, shops and car to restaurant. Bus into town very efficient. Recommend

Myself and my husband stayed at this guesthouse for 3 nights during the last weekend in August. From the moment we arrived we were made to feel very welcome by the lovely host Bob. Stayed at this guest house whilst visiting Edinburgh for the Edinburgh Tattoo. Nice clean room (was in Family room), friendly owner and lovely breakfast. Can walk into town in about 25 mins or busses are regular, some stop outside hotel and others stop a few minutes walk away.

Two nights in Edinburgh. Average place, small room, tiny shower, no bath, breakfast one of everything! Can walk into main center in about 20 mins. Paid a lot for a little even by standards of a capital city..

Stayed at this lovely guesthouse with my husband. We cannot fault it lovely room friendly hosts and a very tasty breakfast. Bus stops right outside the door into Edinburgh city centre which was a blessing as it's a bit of a hike. Would definitely recommend this place to anyone wanting a quiet place to stay while in Edinburgh.

Stayed for two nights for the new years eve Street party. We had a nice view from are window of the castle. The owner was a very pleasant man and friendly, breakfast was nice and a good choice of cooked our cereal and fresh fruit. You could work to the town centre but we got a taxi as I can...

“For great views, select a room on the entrance side, for quieter rooms, select one on the opposite side (as there is a busy street next to the entrance). Long narrow stairs lead to each floor, so getting to the rooms on the second floor requires some exercise :-)”
