We spent three nights at the Dunedin and Tony and Mary are adorable people always ready to help. The place is beautiful and well kept. It's located at about a twenty minutes walk from the old town in a nice neighboorhood. We really enjoyed staying there and will do the next time we come.

A charming and restful stay in Edinburgh during the festival. Great breakfasts, very comfortable single room, and the owners are warm and welcoming. They made my stay very enjoyable and I will be back to stay at Dunedin Guest House.

Booked for 2 night stay in Feb 2017 via booking.com but received a call from owner a few weeks later advising that we could not stay as it was a 3 night minimum stay!! (not mentioned on website). Was then told we could stay the 2 nights but cost would have been substantially higher to do so. Booking.com advised us...

I visited this guest house few days ago with my parents. It was a fantastic stay! Everything was wonderful and lovely. The place is very clean and so nice. The breakfast was absolutely delicious! The family that run the house is very kind, friendly and helpful! Super suggested both for family or couple! Hope to came back in the future!...

Absolut fantastic. Very easy to find from Airpoort, short way to City by bus. Very helpful and friendly. They explained us exactly where parking the car is allowed so we won't get a ticket. The breakfast was rich. A must try when in Edinburgh.

This was our last stop in a 3-week trip and we found it to be a nice spot to wind down our travels. The location is located within 2 blocks of a busy bus stop, so we never had any challenge in finding our way to and from city center and attractions. Additionally, the walk from Holyrood back to Dunedin...

The Dunedin Guest House is a semi-detached Victorian Villa located on a large sunny corner with gardens and a lovely view of Arthur's Seat and Salisbury Crags. Built as a family home in 1882, the three-story house was divided into two homes in the 1950s and returned to a single dwelling around late 1980s. Sympathetically converted into the present accommodations, the house is a listed building and therefore retains such original features as a magnificently lit cupola that dominates the central staircase and gives the house an airy spaciousness. Other original features are the mosaic-tiled entrance and vestibule, ornate cornices and a spectacular plasterwork thistle ceiling in the breakfast room. Original woodwork prevails throughout the guestrooms, as well, with massive Canadian pine doors, paneling and dados. ... more   less

“We had a room on the front side, and there was an excellent view of Arthur's Seat. One tip is use the room darkening shades. In the summer it gets light very early and if it is clear the sun is very bright.”
