I was lucky to book this place as the city was full for the rugby. It's situated on the university campus, behind the commonwealth pool, under Arthur's seat Booked two nights b&b for a very reasonable rate. I had no expectations knowing this hotel was near student dorms but from the moment we checked in we were beyond pleased. The rooms are clean, comfortable with newly updated bathroom...and even a safe. The food at the restaurant was excellent both at the free breakfast (includes hot and cold food) and dinner. Deluxe room, very spacious. Fresh coffee with cafetiere, selection of teas available in room. Spacious and comfortable, lovely breakfast-suited both my dietary requirements and my husbands appetite! Walked to Playhouse, approx. 30 mns, taxi home £7.

Firstly, yes, this hotel/accomodation is in the middle of a university campus, but it wasn't really an issue to be honest. Location was okay- 20/25 minute walk or a 10 minute taxi to the centre of Edinburgh. If you want to be closer, be prepared to pay more. Deluxe rooms are fabulously well appointed. Clean and very comfortable . Great teas and filter coffee in the rooms. Breakfast was brilliant -and plentiful! Staff all exceptionally friendly and helpful. All in all a very pleasant experience. Thank you.

This used to be the low end of accommodation provided for visitors to the University (not students) by Edinburgh First. Half of the accommodation was refurbished a year or so ago. It is a very high standard and comfortable, with good breakfasts and convenient buses to the city - which is also in walking distance. Free wifi available throughout.

Really cheap considering the location. Good sized room, good shower and room facilities (hair dryer, cafetiere,iron etc.). 4 star standard at 2 star prices. Decent breakfast and free parking. Would stay again.
