This little B&B is a little gem. Very clean, comfortable and really close to the centre (£6 can ride away). Martin, the owner, is really welcoming and helpful. I look forward to making another booking for our next trip to Scotland in the spring.

We stayed here 2 nights and it was lovely. Very quiet location in a lovely street. Bus stops to city centre an easy 1-2 minute walk away. Big room, very comfy bed, clean, kettle provided. Martin the owner is very friendly and knowledgeable and will answer any questions. Breakfast was great, cereal, fruit, croissants, toast and a cooked breakfast which...

We had a lovely stay here while attending a sports event close by at Peffermill. A stroll into the centre or frequent buses and lots of nice places to eat within 10 mins. Rooms are comfortable with tea, coffee and water, tv, radio, huge choice of Dvds. Martin makes a great breakfast with fresh coffee and croissants. Surrounded by his momentos from...

Owner is very friendly and welcoming. The room I had was not en suite although sharing a bathroom was not a problem for me. Use of free WiFi was really useful and a nice fast connection. Only thing I would suggest is asking what was wanted for breakfast in a little more detail. I opted for the cooked breakfast but...

We stayed here for three nights and the room was great - large with a large bathroom and really clean. The breakfast was nice too and we had nothing to complain about, until we spent one night listening to someone playing guitar and violin(?) until past midnight in what sounded like the room next to us.

While the location may not be the best if you would like to check out the city center, regardless it is in a pretty convenient location overall (e.g. Holyrood park is close by - 10 minutes walk). The room sizes could be a bit bigger (even though we had our own bathroom), on the other hand it is clean and...

When I travel I choose hotels first by location, and then by price and quality. My Dad booked the Panda Villa B&B for our trip to Edinburgh for two nights in August, 2013 and I was a little worried about its location outside of the city centre. My worries were for naught. Several bus routes stop just down the block,...

We spent two nights at Panda Villa during our UK trip and were very much pleased. Upon arrival, we were greeted warmly, shown to a very nice room and allowed to settle in. We quickly discovered the Panda Villa is very convenient to the bus line and to Arthur's Seat (an extinct volcano less than a half mile away that...
