Rooms and bathrooms desperately need refurbishment. We were first showed to a cold damp ground floor room which was small and smelt very damp. The walls had holes in and this room should not be considered as a guest bedroom, we asked to move rooms and were shown to the family room which was moderately better however in desperate need...

Rooms were pretty shabby but in this neck of the woods it has absolutely no competition so completely resting on their laurels. Greeted with an exclamatory question of "Breakfast is 9-930am, is that ok?" Which wasn't really as my 6 year old gets up at 630am! Was worth the wait though and had a good sleep. On the second morning...

We are a family of four, mum, dad and 9 year old twin boys. We stayed at the Beechwood Hotel for one night, bed and breakfast, Saturday 17th September 2016. Although there is a small car park at the rear, that was full so we parked in the next street, literally next to the hotel. We approached the hotel and...

Very friendly place to stay, nothing too much trouble. Relatives stayed in a family room & were very comfortable. Room was clean and bright & all slept well. Nice quiet area near Roundhay Park and Canal Gardens

If you're expecting luxury, alas this isn't the place for you, but it is a friendly family-run BnB with great beds and a tasty full English breakfast. The first night I got the best night's sleep I've ever had in a bed that wasn't my own. The owner and his daughter were really lovely and the food at breakfast was...

The room we had smelled of damp and was in desperate need of renovation as was rest of property. Got given a breakfast time of 8:30-9:15 that they would only improve by 15 mins earlier. This was difficult with kids and getting out for a full day. Breakfast very basic but okay. Pleasant enough couple running it. Definately a last...
