When we arrived at the hotel didn't know whether we were coming or going, ended up taking us to Avalon guest house 100 metres down the road which is owned by the same people, greeted by numerous staff who didnt seem to know what was going on. I stayed here for one night visiting daughter at university. The room was clean, bed comfortable although firm and lovely en suite with a good shower. Its basic but had all I needed. I stay regularly at the hotel and they always accommodate me at short notice and are very polite. Facilities are clean and a great cooked breakfast along with options for cereals, yoghurts and fruits. Great location and free parking available.

The beds were really hard, like sleeping on the floor, and the pillows were desperately worn out, one pillow case had two pillows inside as they'd lost all padding. Had it not been so late at night we would have checked out and found an alternative. The shower switched to scalding when neighbouring rooms turned their cold taps making showering...

Stayed here for one night as we were attending a function nearby at The Faversham, which is about 5 minutes walk away. It is an old Victorian building which is in quite a run-down condition. The first thing that greets you is a strong smell of mothballs as you walk in. We stayed in Room 15 up in the attic....

Hotel was ok for 1 night not sure I would spend any longer here. Daughter graduated at Leeds Uni so location was excellent & had car parking space which was very handy. Staff very friendly & cooked breakfast just about ok. Hotel though needs complete overhaul as rooms looking very tired & neglected.

Stayed in the single room £40/night top floor for a few days while attending a course. The room was clean, comfortable, had free parking (though limited by car space) and included a free cooked breakfast. For accommodation near Leeds university on a budget, this is an exceptional place to stay.
