Stayed for a night whilst househunting in Leeds. After a terrible air bnb found this and was wonderful, family run, clean and with everything you could need at a fantastic price. Would definitely recommend!

No faults what's so ever. Friendly, clean and great staff. There's been some horrible reviews of this lovely place of late. Please come and try and be very surprised. Breakfast is great with no delay if your either late or just damned impatient. Well worth the money. 1 minute walk into the thick of things, especially the uni. I'm a...

Close to campus, but not suitable to renting out rooms. Not only very dirty, but shower not functioning. Central heating system irregular and unforeseeable. Fire alarm in the morning without explanation. Bathroom too small and dirt everywhere. Never ever again

I stayed at the Avalon Guest House on Saturday 5th March 2016 on my 1st ever visit to Leeds. I was awoken from my sleep at 1am on the morning of the 6th by a drunken guest knocking on doors in the Avalon and disturbing other people. I didn't feel safe the rest of the night and got very little...

With a few friends, we visit Leeds. We stayed at Avalon Guest House and the staff running the place were friendly and very hospitable in providing our needs. The room we stayed was a family room and it was like a hotel room. Despite of a certain cuisine smell in the house, it was a pleasant experience. Thumbs up to...

Cold room, had to waiting an hour for heating to come on. No towels on arrival, asked twice but didn't get them until the next morning. Nice breakfast and attentive staff in the lounge area. It is a clean hotel.

Arrived in the hotel, seemed friendly, got shown into our room which asked for a double bed, the bed probably would of been suitable for 1 person certainly not 2. The room was a complete ice box - because the window wasn't fitted in correctly, there was a big hole on the wall- filled in with a towel & oh...

This guest house in a prime location near the city center and the university was great value and more than met our expectations. It was comfortable, friendly, clean and catered for our every need. Our party of 4 ranged in age from 27 to 87 and we all were very happy. It cost us £20 per person per night which...

Building a little run down on the outside but can honestly say when we got into our room it was clean & tidy. Stayed 2 nights, bed changed and towels replaced each day. No they weren't Egyptian cotton but did what they were surpossed to do. Bed was a little hard for us, hot water was intermittent whilst having a...

The first impression was that the room had been smoked in.... as a non-smoker this was clear to me although the room appeared clean. The towels were different colours of dark blue and dark green - odd. The carpet dark navy blue and patterned. The bedcover purple, sheet white and pillows purple and blue! Odd combination of dark colours. The...
