in the centre of Woodbridge. Ideally situated with many good eating places but a short walk away. Comfy beds and a good English breakfast setting you up for the day, make St Anne's an excellent choice for a few days away. Lesley is a welcoming host too!

Lesley is wonderful and we had three rooms booked for a family wedding. Had a lovely peaceful and relaxing stay, Lesley was so friendly and accommodating. The rooms and beds were beautiful and so comfortable. Would definitely recommend and will be returning. Thanks again for a lovely stay!

A very pleasant 5-night stay in an area we had little previous experience of. The facilities were all well up to standard, and Lesley was very helpful, particularly with our vegetarian breakfast requirements.

A huge thank you to Lesley for making our short break in Woodbridge so lovely. Situated a two minute walk to main thoroughfare in the town and only five minutes to the River Deben and the historical Tide Mill, St Anne's School House bed and breakfast is very central and with a parking space available to guests, a real positive....

Very nice and very clean, wonderfully comfortable bed and great breakfast to boot. Ideal location just short walk from river and tide mill and most amenities. Lesley certainly went the extra mile for us for sure, Many thanks Lesley!

We stayed two nights in Lesley's delightful B&B and were so glad we did. The room had everything you would want, TV, free wifi tea and coffee making utilities, hot water and comfy beds. Breakfasts were outstanding in their range and quality with Lesley going out of her way to ensure her guests had all they wanted. A huge bonus...

This is a pretty bed and breakfast, we had a large, very clean bedroom with sitting area. Great to have parking space, lots of hot water and good breakfasts. Woodbridge is a very nice town with good pubs.

stayed for one night at this B&B. Lovely old house and the owner is very friendly and helpful. Lovely breakfast in the morning. Owner recommended restaurants to eat in. We stayed in the double room with private bathroom which is just next door to the room and no one else has access.
