I expected better from the reviews. The outside was typically Victorian and the entrance was very nice. However, our "luxury" room was anything but with the 2 mugs on the hospitality tray both dirty with drips of tea down the side. The windows were covered in condensation. The towels were in need of replacing and there were no face flannels....

We had a great 5 night stay early October. The staff were very helpful and friendly, and the accommodation was within walking distance of York City centre and it's main attractions. A great breakfast to set you up for the day, and plenty of tea and coffee within the rooms and additional stock available on all floors. Would highly recommend...

The location is great, staff friendly, breakfast excellent! The b&b is a lovely building not far from York centre but parts of it are looking rather tired and need a refurb, some of the furniture, towels and net curtains could do with replacing.

Fab location set in a stunning side road just outside of the city walls, parking is a plus as its so hard to get within close proximity to all that York has to offer. The Holme Lea is owned by Lee and run by a stunning staff who can't do enough to look after you, the rooms are well decorated...

Stayed in York for one night in the Holme Lea. Very friendly staff on check in and check out and price was ok for what was delivered. Good location 10 minutes walk to the York Minster and loads of pubs and restaurants. Cooked breakfast included in the tariff and the dining room is very pleasant but a bit small when...

I booked a room in this establishment based on the reviews on Booking.com. Words like 'Exceptional' and 'Staff couldn't do enough' do give the impression that this a place worth using. Wrong. Try the following: no heating in the room, ceiling light which didn't work, leaving the room gloomy, a blind which could not be lowered, allowing anyone passing to...

Recently stayed for one night, we had a lovely welcome and we shown to our room, room 12. Tastefully decorated and clean, only negative was room was rather stuffy as we didn't have an outside window. Tasty breakfast with friendly staff. We would definitely stay again but would request a room with an outside window.

A lovely B&B freindly staff and our room was spotless! Lovely breakfast with great service. Free WIFI and lots of hot water. Short walk into York. The only issue would be car parking we were lucky and got a space but if you didnt there isnt anywhere else to Park long term.
