My husband and I stayed at this delightful guesthouse from 14th- 17th September and loved our stay. We really enjoyed our recent stay at the Sycamore Guest House. Spiro and Elizabeth are very warm and friendly. Our room was small, but clean. The bed was soft and comfy. It is on a quiet street, no loud traffic sounds at night. They serve a full English breakfast that my son took advantage of daily. I would definitely stay... More

Stayed overnight on business. Owners are delightful! Location excellent, 5 mins walk to the city. Will definitely stay again. Unfortunately I had to skip breakfast due to an early start and from reading other reviews it seems I missed out there.

Just returned from weekend in york this our 2nd vist to this guest house as we find it clean comfortable and friendly the owners are very welcoming and do a mean breakfast.The guest house is situated about 10 minutes walk from the centre of york and the same to the train station we arrived earlier than the check in time... Small B&B hidden in a corner of a small road, easy to find and parking provided. As we where going to the races we arrived at 11, the landlady gave us the keys to the front door and our room key but we could not leave our bags. We had room 7 top of stairs at back if the house.... More

This bed & breakfast is good value for money.The situation is ideal for walking to all parts of York.Parking at £2 a day is a bonus but is on a first come first serve basis.We had room 7 which was at the back.Good size room and although the en-suite was snug it was clean and modern.There was some railway noise... The hosts were lovely, gave us a very warm welcome. Typical York bed and breakfast in period terraced building... so many stairs, with small but functional bathroom, beds were very comfortable. Suprisingly quiet no traffic noise or sirens! Parking costs £2 which is very reasonable when you consider the cost of overnight parking in York. Breakfast was delicious, plentiful, cooked... More

No hot water after 09:00 pm. Very rude and racism response from the owner, no apology. Seem that this B&B cannot stand for complaints and pretends that guests stay for free (but they would take all pennies). Not worth 70 pounds per night and charged for using credit card. Stay away from.

This is our second time of staying here. Spent Easter weekend here. Althogh we had no children with us we still got eater eggs on our table at breakfast on Easter Sunday!!
