The negative reviews are quite appalling. For the price we paid we had a very large room, clean bedding, cooking facilities, free wifi and of course a fantastic breakfast served by friendly staff. Bea was very welcoming and friendly. Her staff were very courteous. Our room was cleaned and bed turned down daily (really didnt expect this). For the price...

Ring this place up with a booking enquiry, and when you tell them it's just for one person you get the brush-off. It’s very polite: “the rates would be quite high for a single person. I’m sorry”. Maybe they should change their name from “Guest House” to “House with guest rooms, but only for those that have a wife/husband”.

Booked here as there was 3 of us and needed something close to Kensington. For the price we paid we got exactly what I was expecting. The bedding was clean and the 3 bed room ok. It suited our purposes for one night

If you require five star accommodations, this B & B is not for you. However if you are a budget minded traveler that needs a room to store your luggage while you explore the city and a nice place to sleep at night with a hot breakfast brought to your room in the morning, then don't pass up this gem....

You can't beat the location of this B&B! Holland Park tube station less than half a block away and will take you to or connect you to every location you will need. Starbuck's, Paul's Boulangerie, Tesco market, and a few pubs VERY close by(within a block or so). On Saturday's you can walk about a mile through beautiful Notting Hill...

“Although the street can tend to be noisy with traffic, ambulances and pedestrians, ask for a room that faces the street to avoid any unpleasantries that other guest have complained about. The in-room prefabricated shower/sink/toilet facility was clean, however it was cramped and I would imagine it would be uncomfortable for a larger person. It reminded me of a toilet/shower on a train!”
