Nice guest house, but 3 to a room was very small!! The breakfast room was also very small and very squashed in. Guest house was in the middle of renovations with glass panelling missing going upstairs, leaving people at risks of falls from the 2nd floor. Did worry me with children. However it was very clean and tidy.

Really enjoyed our stay here. Recently refurbished to a modern design, the staff were very helpful in this smallish hotel. Good value for money and a great location. We were on the top floor: great view but room was certainly compact. Tip: get down for your continental breakfast EARLY. It's a small room and definitely a squeeze when it's busy....

I stayed in this hotel with my girlfriend for two nights a couple of days ago. The strenghts of this structure are surely its position, only ten minutes walking from Victoria Coach and Rail stations and less than five minutes from Pimlico (Victoria Line), and its price, we paid 219£ for two nights, less than 60£ each per night. Hotel rooms for single room are very small and no room to swing a cat. Bathroom door doesn't open fully and hits the bed Lift took far too long and I had to take the stairs for 4 floors down to reception Hotel was still not complete with a lot of fixtures not complete or hanging off the ceiling Ordered...

The major drawback (even for a budget hotel) was that we weren't informed about the ongoing refurbishment and that we would have the worst breakfast in a plastic bag. We were spending extra money for having breakfast elsewhere. We booked this room for a business trip and i booked this hotel only for the breakfast (not many options left at...

Easy walking distance of places to eat and about 25mins along the river to Parliament. Felt safe. Belgrave Rd is a busy main road. Stayed here on a Friday night having arrived late to London on a train from Newcastle. Got to the hotel late and saw ladders and smelt fresh paint. Didn't think too much of this until me and my partner were woken up at 8am by drills, hammers and about 15-20 builders shouting whilst carrying out renovation work on the hotel...

Hotel has been fully modernised to good standard. Bright modern reception with modern furniture gave immediate good impression. Reception staff very efficient. Modern lift. Room and En-suite were both very clean, well lit and welcoming. Towels were new. Not much storage provision but what do you expect. Overall it was above average for its price range.

Hotel is located in a nice area, 3-4 minutes from Pimlico tube station and maybe 10 minutes from Victoria. Apparently recently renovated and very clean. Stayed in a triple room with 2 other family members. Female receptionist was very polite and exceptionally let us check in some time before due time as I was feeling quite ill (thanks again!). Very good value for central London, especially as the price included a basic breakfast. The hotel was going through some refurbishment but works didn't continue late, just involved a detour around reception and using a different front door. Once inside the room it was very clean and modern, more than we expected for the price. Don't use the tiny lift...
